House listed without parking. Just found out.

Any advice please dear mumsnetters.
We havd a large three storey house. 5 beds / 4 baths. New decor / new flooring. Weve had no interest. We found out yesterday it had been listed as having no parking!
Ten weeks without any interest which seened odd and we have to sell to downsize. We need disabled accommodation. We've reduced twice as there was no interest and our situation is running out of time. Our mortgage has doubled plus i can't make the stairs.
This is a mighty cock up. Obviously I've lost faith in the agent but we are in a cliquey village. The house has been reduced by a six figure sum.
What can we do?

That’s terrible . You might’ve actually sold it weeks ago at a higher price point .
You need to change agents for a start and then maybe you need to ask for a refund of fees seeing as they’ve been misselling your property and you’ve lost time,

What fees? They haven’t sold so won’t owe the agent anything.

Assuming they are out of their contract period - move to another agent. If not, use the cock up to say they will waive it.

@NCDoris why didn’t you notice the error when you signed off the particulars? Or at the least when you read the listing on Rightmove?

I did aprove the particulars but have undergone another major operation so didn't notice it had nothing in the parking details. It listd the garage but if you tick parking it doesnt load.
It was only Friday when a friend mentioned it wasnt showing on her search. They still havent changed the page!

Did it say No Parking or did it just omit the parking details? If the second, anyone interested would have gone onto Streetview, visited in person, asked the agent etc.
For the future, check all agent details! We have sent back numerous mistakes, omissions etc

I doubt that's the reason there's been no interest. People search by budget and number of bedrooms. It's usually obvious from the photos what the parking situation is.

I don’t think that’s the issue then, if it just omits parking rather than says no parking then people would generally assume a house of that size would have parking and ask about it when requiring to look round.

Whilst it's not great, I'm not sure you 100% can link the parking omission to lack of interest. You said it referenced a garage and if anybody was interested they would call to ask about parking, visit in person etc. Generally speaking, larger/expensive properties are harder to shift. Find another agency, triple check every detail before signing off.

This won’t be the reason. I would have had a quick look at street view or the listing pictures if I was interested. Not relied on a search filter. I assume anyone in the village would also have known it does have parking too?

If you’ve lost confidence in the agent then get a new one. You could wait and re-list at the original price with parking (but I think you have to wait a minimum period to re- list for it to look like a “new” listing). But be aware estate agents will always rely on you to check the details- if you’re too unwell to do it maybe ask someone else to do it on your behalf.

Ask the EA why it happened. Ask if they have a 'list' of potential buyers looking for your type of property, what made the Agency think they could sell it. Ask why they think there's been little interest. Ask why they listed it at the price they did at the start. Just as you employed them to sell they should have been confident enough to think they could indeed fulfill the contract.

Ask them to make amends for their error and relist (with a newly written and newly photographed?) as a RightMove 'Featured Property'. Try that before asking them to end the contract owing to their error so you can go to another agency.

Oh and make sure you are talking with someone 'in charge' of making decisions not office staff.

You've reduced the price by over £100k and still no interest? Something is wrong here but I can't really believe it's the non-mention of parking.

Is the garage the only parking? Very few people use their garage for a car.

i would say, the time of year and size property isn’t going to fly immediately right now. Tweak the details and give it more time.

It’s not about the parking OP. Is your property with a high profile reputable selle (ie not a local agent) is it visible on Prime Location and RightMove?

We have one space in front of the garage and an adjacent parking bay for two cars.

We also have loads of non demised bays. Its a private estate.

We do have a small kitchen with a breakfast room and dinning room.

OP's posts aren't very clear but what I think she means is that the ad has been set up so that if the searcher clicks a box saying 'parking' then her house doesn't come up at all for them, so they never have the opportunity to look at the photo/read the listing and see that there is a garage listed/photos/check streetview etc.

I'm not sure how many people even use that though. I've been on rightmove, zoopla etc for years and have never used the 'parking/no parking' filter, just because it's so vague and has the potential to be miss-listed.

Also depends where it's listed. If it's only on one site that it's not showing up, it could be the site's fault - and tends to suggest that that's not the reason it hasn't sold, as it would only have potentially put people off using rightmove, not zoopla.
If it's listed on all of them without parking then likely to be the the agent's.

I'm moving because ive been told a stair lift won't fit. Last year we had notes through the door.
I planned a kitchen refit but was told dont bother. If anyone had said about the kitchen I had the designs. I know the market is difficult over £500k but it feels we've been stiched up like a kipper.

Listings never say 'no parking'. They just dont have it listed

Although to be fair I look at rightmove as a hobby and when you tick 'parking' many come up with 'street parking' so its not foolproof anyway.

After 10 weeks someone would have been interested if it was desirable.
