House listed without parking. Just found out.

Any advice please dear mumsnetters.
We havd a large three storey house. 5 beds / 4 baths. New decor / new flooring. Weve had no interest. We found out yesterday it had been listed as having no parking!
Ten weeks without any interest which seened odd and we have to sell to downsize. We need disabled accommodation. We've reduced twice as there was no interest and our situation is running out of time. Our mortgage has doubled plus i can't make the stairs.
This is a mighty cock up. Obviously I've lost faith in the agent but we are in a cliquey village. The house has been reduced by a six figure sum.
What can we do?

Is it a new build? Is that what is putting people off?

How is there no room for a stair lift then, more modern properties tend to have the space for this if they're big properties

Or can you reconfigure the downstairs so that you live downstairs?

Have you looked at through lifts? Some councils are prepared to fund those through DFGs.

Too narrow stairs. And now too expensive.
I was told two years max for my diagnosis. I'm literally offering it for the price i paid three years ago. Not really new build shy of twenty years. Were in the show home. I had six months to sell it and I'm now close to four months.
I have cleaners etc, good neighbours but we're stumped why its not selling.
If you have no feedback you can't change anything.

if I was searching for a house, I wouldn’t search for parking. Other features would be more important (although I’d want parking). If the pictures are decent, people would have seen parking.

I think you’re placing far too much emphasis on the parking box not being ticked. It’s likely
just not selling because the price is too high.

I don’t think many people filter down to that level of detail when searching Rightmove. Most people just search for area, price range
and number of bedrooms. They then see what comes up and judge everything on its own merits. Anyone remotely interested in yours would have done a quick bit of investigation into what the parking situation was.

By the time you’ve paid stamp duty, solicitors fees, agent fees, moving fees you could be looking at 20k. It might be worth thinking about doing it even if it does devalue the house.

I spend a lot of time on RightMove and i didn’t even know it had a box to tick for parking. Property market is very slow atm.

the experts do say if you don’t get viewers it’s the price. I’m assuming you think it’s a similar price to similar properties in the area?

Yes and the agent said it would take at least 10% off.

I wouldnt think about value as such because what you need is a house that can fucntion for your disability

You've already lost 'value' if you say youve cut the price by 100k already although of course that is theoretical money not real money

Do you have a utility room and a downstairs bathroom or cloakroom?

You could change the utility room into a bathroom without much cost due to the plumbing being already there and use one of the reception rooms as a bedroom by putting a sofa bed in there or just a permanent bed

I agree with this. This is your home, if it costs 20k to install a lift and stay where you are and if that is your preferred option then to me, it’s a no-brainer. The 10% future loss isn’t what counts at the moment, it’s being able to live somewhere on your terms.

It may cost you 20k+ to move though by the time you’ve got set up in a new house.

It’s relatively easy to remove and make good these lifts as they are designed for that. Which could be done before sale thus no impact on future value.

As I said I my post they’re designed to be easy to remove so won’t affect the value long term.
