Extension to create a downstairs bedroom and en-suite

We had planned on having a double storey extension and making a kitchen and conservatory into a kitchen diner. However we can’t afford to do it all so we have come up with the idea of just having a single storey extension and doing the kitchen diner as well. My concern is that the single storey won’t add value to the house, and having a bedroom downstairs is a bit strange. Has anyone done this has it worked out ok. Any advice would be great.

too many unknown factors in this.
Photos/floor plans would help. Also your knowledge of your local area and house prices.

It may be you are better investing the funds you would be spending in moving to a home that better suits your requirements now.

I think a downstairs bedroom is great and will future proof the property

Can you not re-mortgage to facilitate the works?

The bedroom downstairs wouldn’t really be an issue because future owners can use it as a study/office/additional living space or whatever they desire.

Kitchen diners are becoming increasingly popular now - would you be knocking through an existing kitchen and dining room?
