We've viewed this property, in a lovely village. It wouldn't be a forever home but could get us on the housing ladder. We don't understand why at such a low price and great location it hasn't sold, which concerns us. Opinions please

Too small for a family (imo), steps/access make it less desirable for anyone in advancing years. Needs updating. Its overpriced. Lovely though. Also, with the age of the building, a survey may uncover things people dont want to deal with.

It’s beautiful! I’d certainly buy it

Is it a distance from local amenities or in a high crime area?
Any hidden issues like subsistence or problem neighbours?
Does it have damp or needs significant work like rewiring?
I don’t know the area but it seems like a bargain.

Isn't "cosy" estate agent speak for "cramped"? Stairs direct into kitchen, so cooking smells upstairs, too many steps.

Location is good though and you get to send your children to my old school.

The lack of space, the work needed, the steps and the long garden wouldn't suit everyones needs. That will reduce the pool of potential buyers. However, it does suit your needs and I think it could be lovely.

It's pretty nice, just very small with access issues and no dedicated parking, so the pool of potential buyers is also small. Given its proximity to both the A6 and a railway line, it may well be a noisy location.

None of that is necessarily a problem. The stairs being in the kitchen would be the biggest red flag for me - cooking smells will go straight up and into the bedrooms. Maybe if you can put a door on the stairs that will help.

It's really nice! It looks as if it was only listed earlier this month but has it actually been on the market for longer than that?

It's small, of course, but perfect for getting onto the property ladder.

quite nice as a starter home plus you could always rent it out too afterwards. decent bathroom and kitchen long as the basics ok ready to move in

This is the cheapest house I've ever seen in the area.
It was originally listed as a modern auction which put us off.
@didntask Why do you think it's overpriced? A survey uncovering further things is worrying @undermedicatedmum there is rising damp we noticed.
Hadn't even thought about cooking smells.

Great schools (best secondary in the county) and if you want a village it’s a good one as it has a great community spirit and good bus links.

The house is tiny tho and the position seems odd - why is it so high up? Will look on street view.

The whole property is 40sqm, access, parking, in need of renovation - that will narrow the pool considerably

I bought a mid terrace version of this down south as a starter home, with rising damp. Didn't cost much to fix (and negotiated a discount once it showed up the survey) was a pain to get fixed, but as I was starting out I lived at home until it was done. I loved it, quick and easy to clean, cozy for one. Perfect starter. Moved out when I married and we wanted to start a family. Though next door had their baby while living in it.

I love it (but don't know the area or potential survey issues)

it is very very rarely rising damp, it is highly likely to be an inappropriate material used on the walls and that can be fixed (if you are competent in DIY it will probably be much cheaper to do it DIY. If you are buying an old house with ‘problems’ it is best to learn about the problems and how to fix them. Find a great FB group like ‘Your old house - repair and conservation’, it is full of people posing questions and experts and people who have fixed problems themselves giving examples of what they have done. I would say it is about 1/3 damp related.

If you like the house and think it is perfect in every other way and the price is good then you wouldn’t want to pass it up because of a completely fixable problem.

I hope you get it because it seems like a lovely little house!

Oh and I live in the north and our property prices are high due to alot of people moving here from down south so we can't be that bad 😊

Yep looked on RM and it is up a slope to get to it – worth checking that out but it's probably fine, just how a lot of cottages around here are built. No parking obvs and with a baby I agree it would be a mare (so tbh the schools factor is a bit of a red herring!) but if you like the look of it, why not?

As I say, Duffers is a lovely village with a lot going on. I prefer living in town but if you want a village it's a good one.

It’s incredibly small, the rooms are tiny. Most people want space and the type/age of people wanting to downsize to something tiny probably wouldn’t want those steps up to it.
