We've viewed this property, in a lovely village. It wouldn't be a forever home but could get us on the housing ladder. We don't understand why at such a low price and great location it hasn't sold, which concerns us. Opinions please

Thats a lovely location, Duffield is so pretty but still really close to Derby and well connected. It is teeny, but then Duffield is expensive. I think I would do what @clary suggested and try and get a bit more for my money in Belper, which is also a great place with a lot more going on.
Is Ecclesbourne still considered very desirable then @clary? I thought they had an absolutely damning Ofsted report a few years back?

Yeh it did have an inadequate but that was bc of a safeguarding issue. Not to diminish that at all but T&L were and remain very good. It’s been regraded as good now. It’s still very desirable yes.

My DC didnt go there and in fact DS2 looked at it for sixth form but decided against it bc a) no PE A level and b) he wasn't impressed with the maths teachers (whim he really rated at his school, where he stayed).

I actually think the school of choice is Littleover CS but that's a very different thread haha.

Anyway secondary school is hardly a selling point on a house like this!

No window in kitchen or bathroom would really bother me (more so than steps or size) so no I wouldn’t buy it. Pretty house though

No, the main reasons being
1.Front door leads straight into the front room.
2.stairs in the kitchen..
3.needs a lot of updating

sometimes I wonder where mumsnetters are lucky enough to live.
the parking would be an issue for me, especially with little ones. It’s a cute, nice house though. Yes it’s on the small side, but presumably the price reflects that and you could always extend out the back? Although I wouldn’t go too mad as you’ll always have that parking and stair issue for resell.

What size are your bedrooms if you think it's not tiny (just curious)? 7'4 x 9'1 and 8'4 x 8'5 are more single than double imo. I discarded any house that didn't have a double figure for at least one wall, even bang on 10' was okay.

A double bed is 4' 6 by 6' 3 so that will take up the majority of space but you still need somewhere for your clothes etc.
