We've viewed this property, in a lovely village. It wouldn't be a forever home but could get us on the housing ladder. We don't understand why at such a low price and great location it hasn't sold, which concerns us. Opinions please

It not under priced, its offer over and if you go to recently sold a neighboring similar house just sold for £164k, other comparable small 2 bed houses in the area have sold for £170k-£180k. Some even as low as £100-120k.

There are lots of more expensive houses in the area but most aren't comparable, you cannot compare large 3-5 bed semi detached to a TINY terrace cottage.

I wouldn't buy it as its no use to me. My step-dad owned a similar house he bought when he was a bachelor before moving in with my mam though so its fine for like 1 person or maybe a couple or a minimalist family with only 1 kid. We visited occasionally and there where a couple of 1 kid families on the street but you would have to keep heavily on top of de-cluttering as theres not much space in houses like this.

437sq ft is an over sized cupboard!

Seriously though that is remarkably small. 900sq ft starter homes are cramped beyond belief with tiny rooms and no storage space. To be half that size is almost unimaginable.

I think you’d be shocked if you viewed inside. You’ll feel like you’re in a kids playhouse.

Agree it’s tiny. I doubt there is much sold in Duffield for £100k tho. It’s a premium village bc of the school.

It's a tiny house.
I suspect this and the access issues will be off putting for many.
It's not under priced at all. Previous similar terraces in the area sold at £164k. The last was in better condition. Interestingly, the same house also sold in 2023 for £200k so it looks as if prices may have fallen recently for this type of home.
Given the condition, and dependent on a survey, an offer of £155-160 seems reasonable. I wouldn't rush to buy if prices are falling though especially as this isn't a long term home for you.

I just noticed the size, why is it so small, my DS’s one bedroom flat is 570 square feet and I don’t think the room sizes are much bigger?

It's absolutely tiny, but the location looks lovely, if it works for you and isn't a damp moneypit, then go for it!

I think less and less people are after starter homes these days go all in on something bigger or at least extendable and not get hit with stamp duty several times

It's very small for two of you.
If you possibly can afford more then keep looking. There will be hardly any growth on the future sales price most likely after costs static, ideally to get on the ladder and move on you need some increase.

Where's the boiler? The description references the radiators, but doesn't say it has central heating. Looks like an ex-rental property.

It is absolutely miniscule, I'm not sure I'd live there as a single person, never mind a couple or a family! There's nowhere to eat.

If you have a baby, how will you navigate the stairs with a pram etc?

Yep, agree with pp’s, it’s very sweet but it’s tiny, both bedrooms are singles realistically, no hallway or potential for a porch. Furniture tends to be big nowadays, would you even fit a sofa in the lounge?

I would guess the low price may be due to parking - houses in the conservation bit of our lovely village can be slow to sell because they don't have any parking and on street parking is a nightmare.

Having said that, it is all about comprmise - it reminds me of DH & I's first home & we were very happy there. Property was less of a fraught issue back in those days - you didn't buy to rent out or make money, it was all about somewhere to live.

No I wouldn’t buy it
stairs start in kitchen , cooking smells , risk of being trapped if a fire fire
steep steps to front door would put me off and also future buyers
tiny tiny rooms
I don’t think it’s overly cheap

It is absolutely teeny tiny. I would consider 437sqft small for a 1 bed flat.

It might be cheep but you need to look at the price / sqft. It might actually be quite expensive for what you get.

Having said all that, if you can't afford anything bigger and this is priced reasonably vs other properties on a per sqft basis then it's not necessarily a bad idea to buy it.

Put some furniture in there and you'll see just how little the rooms are . Usually houses are sold "dressed" to show the potential use of space . Probably why this one isn't !

You'd have to be bloody tidy .

I think as a starter home its ok but if you plan on starting a family in it I would be put of by the steps as dragging a pushchair up and down them stairs would be a pain. But if your thinking just for a few years as a couple I think its fine

sometimes I wonder where mumsnetters are lucky enough to live.
the parking would be an issue for me, especially with little ones. It’s a cute, nice house though. Yes it’s on the small side, but presumably the price reflects that and you could always extend out the back? Although I wouldn’t go too mad as you’ll always have that parking and stair issue for resell.

I'm a Londoner and even by my standards its unlivable small.

I would maybe consider it as a single person but not as a couple let alone as a couple with a baby.

There is no furniture in that house for a reason.... you could just fit a double bed in the bedroom but youo wouldn't fit a double wardrobes and some drawers - its not practical for daily living unless ypu are ultra minimalist

It has a poor EPC rating. Are the windows single glazed? The doors and the bathroom window are UPVC but it doesn't mention the other windows. It is quite sweet but very tiny, no parking and steep stairs at the front. I don't think that is such a low price.

It is minute. Both those bedrooms are really singles. Put a double in and there's no room for clothes storage.

The front door opens directly onto the living room.

I don't think it's especially good value, given how tiny it is. You can get houses in London for similar prices per square footage.

I'd put in a low offer.

I think the nearby property that sold for similar price was extended and had been modernized (although not very sympathetically with the house style) so I actually wonder if this one is slightly overpriced?

Other pp have pointed out all the things I had noticed about size, layout and parking, but if you really want that location and it's a first time buy then definitely view.
