Nice areas to live SE London, not Dulwich, East Dulwich or Peckham

Have you got any really nice little corners (even just a few streets or a part of an area) to recommend that doesn't come with the very hefty Dulwich and Peckham price tags? Schools not an issue. Thank you.

Brockley is expensive, but not as expensive as Dulwich. There are also Brockley adjacent areas such as Ladywell, Crofton Park that are a bit cheaper. Telegraph Hill is also lovely and cheaper than Dulwich. And, for some reason Greenwich prices aren't as high as Dulwich or Blackheath.

Lewisham in general but Hither Green/Lee in particular. It’s a bit pricey in the ‘conservation area’ around Manor House Gardens (gorgeous little park), but things get more reasonable if you spread out a little wider. Some of the streets are properly village-like in their sense of community.

Beckenham is nice and good transport to central London. Also other parts of Bromley are good. Crystal Palace as suggested above is lovely. Forest Hill too, but both have become expensive.

Penge. https://www.zoopla.co.uk/for-sale/details/70229693/ - a lovely two bed cottage in the historic almshouses, right off the High Street. Great transport links into central London (Victoria in 18 minutes, Brixton in 9, Canada Water/Canary Wharf in around 20, etc)

What do you want? Good transport links? Leafy streets? House size? Even the nice parts of the not so nice areas are expensive.
