I just wondered if folk could answer please. Our listing went live last night for ten thousand under home report valuation. We need to sell quickly.

£10k under when your house is worth £65k might attract some interest but £10k under a house that £345k is barely a drop in the ocean and not likely to even really register.

Most houses are valued £10k over what they are really worth anyway to allow for reductions and offers.

If your a highly motivated seller (need to move desperately, need to sell due to imminent repossession, selling for probate to avoid mounting costs, selling for care home fees etc...) then usually it can be around 20% under value to try an initiate bidding wars and fast interest for quick moving buyers (first timers, cash buyers, investors etc...).

Sold 7 year old new build priced at o/o 275k after 4 viewers and one offer of 305k last month. Nine days on market.

Is the £10k under valuation the offers over figure, or a fixed price? If the former I would say that's a pretty standard starting point and won't really make any difference to offers. But I think things are still selling pretty quickly in Edinburgh so you probably won't have to wait too long.
