Looking to buy a house in Beckenham

We are looking to buy a 4 bedrooms 2 bathrooms house in Beckenham, our budget is max £1M
There’s not much available in our price range, so would like recommendations for estate agents in the area to reach out for any upcoming properties.

Also, in you experience, from the moment you sign a contract to the moment you get the keys how long it takes if the house is chain free?

I'd allow 3 months, and chain-free might not be when it actually comes to it.

The estate agent or vendor might say chain-free but then suddenly the buyer will be waiting for their purchase to go through.

Don't believe what the EA tells you.

The time between putting in an offer and picking up the keys is about 12-16 weeks. It won't be as short as 8 weeks, but it might be months and months.

There are lots of checks to do and they are important.
Get a full survey.
Be prepared to walk away if the survey shows some horrors.

Caveat emptor.

You need a downstairs loo and a family bathroom upstairs.
It will be more useful than an en suite and a family bathroom.
