Is Cubbington / New Cubbington (North leamington) A nice place to live?

Hi,

Looking to make offer against at property as in the circled area. I've heard that North Leamington is better compared to South but also getting options in Heathcote (Warwick gates). Any recommendation between Cubbington and Warwick gates/Whitnash. Need access to good secondary school as well and also looking in terms of feel of the area. I don't have any preferences to be close to town as can drive but looking for a rather peaceful, community connect and overall better area with access to M40.

Another factor would be what can we expect appreciation of prices in long term between these 2 areas given historical?.

I’m in the area and have friends across all the suburbs you mention. They are all nice and growing in popularity with families.

with the developments in cubbington more businesses are growing into the area and everywhere you’ve suggested has good links into leam / Warwick / m40.

that’s not much help I think as it’s so vague but honestly they are alll popular areas and it’s all relatively small world here so you can get around it super easily!
