Hi!

grateful for any feedback you might have on this house: https://www.primelocation.com/for-sale/details/70398999/?search_identifier=ca3e742766b8292419f4f173a118ecd4021ec74439979dbabf8630e91cc22c6c

I like the look of it but I wonder if it’s a little overpriced for the area… and if so, where I should start an offer?

thanks

@AnonAnonAnonaaa it looks to me to have been done up cheaply to sell, probably by inexperienced developers who now need to flog because they are over borrowed. If you are in a strong position to buy I'd offer £650k, final offer £667.500. It's a reasonable size, in a reasonably convenient area. It will likely need a new kitchen in 5-7 years - that one won't last.

Make sure you have a full structural survey and check the condition of the windows. If all well, it's fine and you won't have to spend much on it for a few years.

Check local crime rates and insurance for car and house in the area.

When you take into account the size of the average fence panel you can calculate the length of the garden. Four fence panels. 2 metres per fence panel inc. posts. So the garden might look big but it is only actually 8 metres long. There's some very... er... interesting photography going on there, so I would expect they have done the same with the photos of the interior too.

Don't like the kitchen at all either. It is way too cramped and has no natural light.

I would be more concerned about parking if you own cars. It looks rammed on streetview. Also the sports and social club access looks near! Eg noise and parking.

I don't know the area but it's obviously a doer-upper being marketed at the highest possible. If it's done to your liking I'd go for it. Start at 10% off asking price?

I like it. It’s an easy buy for London ready to move in paint it how you want that’s it. So many properties in London need so much work which I think is a headache. Can’t comment on the price as we are east London but 750k for London isn’t bad cheaper than where we are!

It looks like a nice house but only people familiar with the area would be able to tell you if it's fairly priced. Everyone else is just guessing.

You need to check the price against lots of comparable properties in the same area @AnonAnonAnonaaa

It's not guess work because everyone else has access to the same data online that @AnonAnonAnonaaa does. It only takes a few minutes to search for comparable properties and see what similar properties are available.

A local might know e.g. a good or undesirable area, a rat-run, a flight path, horrible neighbours, planning permission for something negative etc. Just because a house round the corner is a lower price it doesn’t mean the house under review is overpriced, it might be in what is considered a better area.

jaundicedoutlook · 26/07/2025 20:25

It’s not a million miles off - looks like a slight developer’s premium, perhaps 40-50k over.

I remember when we first moved to London (now we’re long gone) and St Reatham, and its million buses, was to be avoided like the plague, but I guess London property market has long moved on…

Viviennemary · 26/07/2025 20:31

I don't like it at all. It's minimalist, cold and clinical. I wouldn't want to live in this house. But it will appeal to folk who like this style.

That doesn't apply when a number of houses in the same street which have sold recently. A local may have additional information about the high street or local crime or schools but anyone can get a fair idea of prices for most homes from just looking online.

Parts of Streatham was pretty well to do when I was younger, the lovely big houses around the common towards Balham were always expensive. It also had the first Waitrose supermarket.
