Looks worth 675k-700k given that it's newly refurbished. Dated properties in this street go for 600-625k.

There's no off street parking and looking at the street view neither does anyone else. (We would need parking for 3 cars).

The interior seems a bit soulless. A property of that age would have chimney breasts and they all seem to have been removed to create flat walls.

Look critically at that kitchen...it is not made for family life. Its made for 2 single housemates who are out 4-5 nights per week.
What is going on with the wardrobes? where's the washing machine and dryer going???
Where is the storage?
Where do you air your clothes? Put your hoover?

I wouldn't even view this place.

I agree that there is not enough kitchen in the kitchen/diner, but there is scope and room to add more cabinets.

I'm not sure if you are familiar with the standard small 3 bedroom terrace plus loft conversion in London and other major cities? The bedrooms in this house are all big enough for wardrobes, built in or stand alone. The storage is in the cupboard under the stairs and in the eaves storage. This is all quite standard for a house the size linked in OP. The washer and dryer are in a utility room on the first floor, where there is probably room for a ceiling airer or clothes horse to stand.

Whether its value for money or not is another thing.

It is very near the station and in the catchment for an outstanding primary
Apart from the fact it is bloody grey , it is really nicely done .
And a 1st floor utility room

Yes , you haven;t got a hope of parking near your own house ( if you can park in your own street it;ll be a bonus) .

My house (1930s terrace in East London) has no storage , there's a tiny understair cupboard and we have a small pantry .

Someone will buy it

Looks completely fine and spacious to me. Price needs to compare to similar around you, but doesn’t seem outlandish for London.

For me £650k max. based on this listing but even then I wouldn't be keen.

This is a well designed house for the sq footage

Pay what you want but if you plan to sell in under 15 years (ie wont be doing extrnsive renovation yourself OR dont plan to live there "forever") i wouldn't go near it.

You are going to STRUGGLE to shift that place in a slow market it will appeal to a very small demo if buyers

Do you have dc? Lambeth & Streatham are one of the worst affected areas for falling school rolls which is not a good thing.

It looks like a very cheap, bland renovation and they are then marketing it significantly above the highest previous sale price in the street.
The last house to sell in that street was much better renovated with some character and sold for 700k (already linked to twice). Since then, prices have been falling in your part of London (check otta property).
It looks as if there are lots of similar properties, many of which are being marketed at lower prices. If you are absolutely set on this one, I would probably offer 650-675k.

Where did you find that it was on the market two years ago as a 4-bed?

In the slightly-better-but-still-not-good old days, Rightmove's website would have allowed you to see previous listings for this postcode whether they led to a sale or not using the Price Comparison feature.

Estate Agents (who are the ones paying RM actual money) didn't like potential purchasers being able to access this information and so it quietly disappeared.

You can still sometimes see old listings on Zoopla, but there's nothing showing on the property timeline on there other than the two Land Registry entries for 2010 and 2003.

Interestingly, Zoopla's estimate is currently showing £616k but this will pretty much only take into account its last sale price and what average prices have done in the area in that time.

So, it won't take into account the loft conversion or ground floor extension that will have added some value.

What often happens though is that at some point, the Zoopla estimate will miraculously change to reflect the price it is being marketed at. Strange that.

Do I think it's worth it? Hell no. Do I think someone will end up paying it? Probably.

In conclusion, a house is worth what you're willing and able to pay for it. Your money, your decision, but as others have suggested, I think you'd be getting more for your money elsewhere.

The kitchen is really disappointing. All that space, and they put in a tiny j pull gloss kitchen (probably a b&q one) and shove the table up against the wall.

My kitchen is 2.5 m x 2.5m galley and I have more counter space and cupboards. Its shortcuts like these which make me suspicious of the quality of the rest of the restoration.

The sofa should be where the kitchen is and the kitchen with an island closer to the doors with the entire wall being utilised for storage.

Also utility room is upstairs which i like the idea of but it means they've lost the opportunity to use the utility as an office. A utility could have easily been fitted downstairs or just in the kitchen since there is a separate reception room.

i do note that it’s pretty big compared to other places in the area: 1450 sq ft whereas others seems to be 1200/1300.

would anyone be able to link me to properties that are better value for money please? I’m really struggling to find these. I would like a garden and a kitchen-diner with doors onto the outside; also spacious bedrooms and ideally 1400 square ft+.

£50-75k overpriced for the area. They might accept offers.

It is far too greige for me! I’d want to replace the flooring and the kitchen, and repaint all of it. The one next door was much nicer.

I need to be in London, within an hour of Tottenham Court Road station. Ideally closer. I’m not too fussed on exact location but keen to be commutable to central to see friends etc as they are dotted around.

No kids but two adults moving in.

I’d like a house, 3+ beds with a garden - as spacious as possible. Not really in the mood for a project atm.

the one linked to above does tick a lot of my boxes as it has biggish rooms, nice modern kitchen (I love a nice bifold door too!) and is in good condition.

budget up to 775k.

I would look around Tooting, Colliers Wood direction. You won't get one as done as this but you will get one that's not a project either, it might just need bifold doors added and some painting.

And definitely make some lower offers as it's somewhat a buyers market. The house in your OP is definitely overpriced.

You get a significant bump in both space and quality at £800k - I’d look at that price range and put offers in (it’s a slow market at the moment, and £25k off isn’t a big drop in price)

I have never bought a house done. Because for me I invariably won't like things eg I don't like the flooring and the kitchen style plus I would want more cupboards. I don't like the style of the house as they have stripped out of a lot of character. But appreciate they have done building work. I also really do not like the area. Streatham has some nice bits although the high street is very congested nowadays which is off-putting.

I don't think I would pay anything over 600/650k for that area but I wouldn't pay that either as I know I could get something somewhere else. With your budget you have more options.

No harm in offering low on this one and seeing what happens.
