I like the look of it but I wonder if it’s a little overpriced for the area… and if so, where I should start an offer?

It looks as though it’s been renovated by a developer to flip.
What are similar properties priced at locally.

It looks good, but I have no idea of property values in the area, but as it’s London, the asking price doesn’t surprise me.

I know little, but I think you should scroll through some houses that are similar price and similar area, to compare.

750 for a terrace? It’s only got two rooms downstairs. That would not work for a family home. And imagine the sound from your neighbours. How can it be so expensive??

45 is far too many photos. It's nice, but small for a 3 bed. It's reasonably priced for a London freehold. It'd be way out of our budget though. I'm currently in the process of buying a 4 bed in Essex for around £350k with the same time to central London, so it's not worth it to me.

Seems a very reasonable price to me! It would be £200,000 more where I live, about 3 miles away.

This and no storage. The wardrobe are weird - deliberately small and one in a corner. No room at all for storage of Christmas decs, foot spa, clothes, winter stuff and yes it is overpriced.

There was something similar that sold in Canmore Gardens last year for 50k less. It looks a flip judging by the greige and lack of personality - you will need to weigh up whether the layout/design is worth paying for as they have marked it up to reflect the work they have done.

Very overpriced for the area. Do a Rightmove search for 3+ bed houses in Streatham Vale and you'll pull up tons that are far nicer, bigger, and cheaper.

It's such a weird developer-y design - marketed as a family house but looks like it's meant to be an HMO for young professionals.

We sold my Mums identical house in Chigwell last year for 550k , obviously the areas make a difference. They put these style up all over London and the outskirts around the same time.

This is not for a family to live in

Look critically at that kitchen...it is not made for family life. Its made for 2 single housemates who are out 4-5 nights per week.
What is going on with the wardrobes? where's the washing machine and dryer going???
Where is the storage?
Where do you air your clothes? Put your hoover?

I wouldn't even view this place.

So it was last on the market 2 years ago, didn't sell - that time it was marketed as a 4 bed with the living room as the 4th bedroom. Looks like they've just dressed it a bit more but it's the same grey shell. Check sale prices on the road with right move and see what other similar houses sold for. Ultimately a house is what someone is prepared to pay / what a lender will give youb

You’d have to pay me to live In Streatham so it would be a no, house looks fine- looks cheaply done. Depends what you want really.

@Lafufufu it’s for two adults so that should work for now.

It’s not something I’d ever live in but previous posters seem to have missed the laundry room and the eaves storage on the floor plans. I don’t see issues with either of those things.
I think it’s fine for what it is, where it is. But definitely overpriced. You want the undeveloped version really.

Look up what other houses have sold for in the area. It's a lovely house, you could buy a Castle up here for that price !

There is a flood risk (low) so I would not entertain it.
