Viewers who don’t show up or cancel at the last minute

I’m so frustrated and annoyed. Of four viewings this week we’ve had one no show who has ghosted the estate agent since and today’s viewer has cancelled 20 minutes before they were due to arrive and asked to reschedule.

It’s just so inconsiderate. It was a 2pm midweek viewing requested by the person due to come today – I am working from home so I moved meetings around so I could be out the house during the viewing. I’ve spent the morning before work cleaning (and finished cleaning the windows on my lunchbreak only to find the viewing had been cancelled).

Finding this whole process very draining – it’s not just keeping the house spotless (especially with 2 young children) but the emotion of it – we had a sale fall through last year after 26 viewings. Totally fed up.

Highly frustrating, but it’s part of the agony really that you just have to suck up, unless you live in an area that does fixed viewing times, Edinburgh did/does this - Thursday evenings & Sunday afternoons from what I recall.

The worst is when they still come but had NO intention of ever buying your place, and yes I’ve had viewers admit they’re just there out of curiosity. Best get your estate agent to do the viewings?

This is one of the reasons some people have an open house day, so everyone turns up (or not) on the same day.
