Cracks in porch/porch coming away

We are in the process of selling our house. Buyers have instructed a chartered surveyor. We have noticed that some cracks have appeared on the porch and that the top appears to be coming away from the wall. I'm aware this is likely to be picked up on, but I'm just wondering if this is going to cause a major issue?

I’m guessing it was a later addition and not tied in properly. Yes it will need sorting out. But it’s only the porch at risk not the main house

Porch probably built on foundations that are less substantial than the main house and it is settling. If this issue has only just appeared, that suggests something has changed recently. I'd check the drains in that area.

Thank you. It was built at the same time as the house. Around 1970s.

What is that between the bricks? Is it trying to fill in a crack? Yes, I think it’s settling as it’s poorly built. It’s probably not got good enough foundations. If it was tied into the house the bricks might have cracked. Instead it’s just pulling away. You’ll probably have to take a hit on price.
