Huge apologies if I have missed this thread, I have searched high and low but don't think another was started after number 8 ended in May.

After a seriously stressful encounter with building control, I think we are almost ready to exchange. After going on the market last July, I'm hoping we'll move before our year anniversary!

How is everyone else doing?

Well the bottom of the chain haven’t paid their deposit, and are now not returning anyone’s calls or emails!!! We haven’t exchanged yet and completion has been agreed through solicitors for Friday. I don’t think it going to happen now - so upset 😭

Just waiting for our buyer to confirm they are pulling out 😓
we have seen this coming for a while now but after a week or 2 of no reply, we were told their solicitor will be in touch tomorrow.
argh- I really don’t know how to handle going back to sq 1, the thought of going back on the market and hoping for a viewing

@HaagenYAAS thinking of you. im sorry to say that this almost exact thing happened to us back in thr summer and we didn't exchange and complete, the bottom of chain just dropped out and the whole chain failed to move. 3 months on and we haven't pulled it back. im trying to deal with a new buyer now.

hopefully yours will just be a communication delay.

I'm so sorry it's shit for everyone at the moment.
@sillyquestionalert we are just over a week ahead of you and it's horrible. At least before we had a steady stream of viewers. Now we're back on the market and there's been nothing at all since last Thursday (and she told me that her daughter said she couldn't afford ours).

@StrawberryThief1930 @HaagenYAAS the thought of chains like that is terrifying. We're not yet as bad as that in Scotland, but it's heading that way.

Our offer on a property was rejected yesterday sadly. Understandable though as the house had only been on market a week. Have been updating our buyers but EA said they've not been asking for any updates. We accepted their offer almost a month ago so I suppose that's normal?

We're due to exchange today which I'm counting on because we handed in our notice for our current rental yesterday as it was the last day before we'd have to pay for another month's rent. I'm confident our solicitor will get it done as its only us in the sale but it's still nerve racking and I would have preferred to do it the other way round but I think the risk was low and needs must.

We had to do exactly the same thing last week. 2 months notice given in on 22nd September, when we were meant to exchange, then there was a delay and we exchanged on 26th September. Due to complete on 13th October, so we'll have a six week overlap. We've got stuff to do to the new house so could have done with slightly longer, but also didn't want too many months of double bills so didn't want another whole month.

Gosh I stepped away for a few days and come back to all this bad news. I’m so sorry @HaagenYAAS and @sillyquestionalert I hope you’re both holding up okay.

This whole thing is a nightmare. Our purchase is still happening as far as anyone knows 🤷🏻‍♀️ but it’s been dragging on so long our mortgage offer expired this week so we’ve had to reapply for that and my nerves are shot and I just want it sorted. In the meantime I’m ferrying DD to school and back on public transport and I’m just so fucking tired of everything. Looking round the house seems like a vague dream now, I want to go for another look inside!

Your in a similar boat to me - Nearly 3 weeks since offer on my house - I have made 3 offers - two went to BAFO (went to chain free buyers) and one yesterday - yet to hear - but 24 hours on they havent responded (offer only 5K off asking). I suspect they want a FTB so hence radio silence. So booked further viewings tomorrow. Meanwhile my own EA is chasing me a couple of times a week.

Its a horrible feeling I've had to do similar in the past when moving from rental to rental. Our notice period was running out and our onward house fell through so then we had to scrabble around finding somewhere to live with only days to go. I really didn't want to put myself in that position again with this move but we knew the vendors didn't want this sale to fail just as much as us. We just had to get the solicitors calendars to match up. Which I am so happy to say has now happened. We've now exchanged and will be completing on the 10th. Oh the relief!

In miraculous news, we exchanged at 4.30pm this afternoon!! So we move on Friday and the removals can pack the house tomorrow. I can’t even tell you the sense of relief I feel.

I’m still sorting the house now and expect it will be another hour of work still tonight! Will go to bed tired but happy - car being packed as we speak with “do not pack” items!

Wayhey brilliant stuff HaagenYAAS! Congratulations. How exciting after everything!
We're arranging for a builder to price up the myriad things brought up in the various surveys we've had. I feel bad thinking about asking for a reduction at this late stage (offer accepted in June!) but we just haven't known about the issues until now, because it's taken so long to sort out surveys. I won't be able to afford to make the house habitable without a reduction, but feel bad asking too... It's a probate property and so I think there are a lot of emotional connections there.

Argh I didn’t sleep a wink! A knot in my stomach about today. We went o bed after midnight, up at 6am. My DH has gone to work and taken our little once to breakfast club, and I’m waiting for the lorry to arrive. It all feels very weird. A mix of excitement and terror!! But to be honest this place hasn’t felt like home for weeks. Can’t wait to be in the new place

Nothing new for me. Mortgage valuation is happening tomorrow - was meant to happen last week. I’m hoping we get the mortgage offer next week. I was told searches would be back this week but no idea if that’s happened. I won’t chase until we’ve got the mortgage offer.

Our actual survey doesn’t go ahead until 16th October.

We are actually, for the first time in ages, all systems go. LR applications going in, solicitor will expedite so we are finally in a position to look at a new forward purchase. Have started to make appointments for viewings. We never thought we would reach this stage but here we are.

You never know, that vendor might come back to you if they don’t get any other offers! Your buyers are probably not in any rush. When I night the property I’m not moving out of, we were really flex about how long it took and didn’t ask for any updates. I don’t think it’s anything to worry about!

@ErlingHaalandsManBun Have your buyers agreed to proceed with the applications being outstanding? Or does the expedited process mean this won’t arise? 6 months in, I’ve today been told about an issue with the registration of title to the property I’m buying when we were about to exchange 😔 I’m trying to get some answers about the potential delay or if there is a workaround but can’t get hold of anyone! I’m really pleased yours is finally progressing anyway!

As well as selling my own house I am also selling my late parents home and this just happened to us on that sale too. About to exchange and an issue was flagged with the title. It was on the property we were selling so we were able to deal with it quickly.

If your buyers and their solicitor know what the issue is they need to contact Land Registry. They can fill out their contact form on the website and ask Land Registry to look at it as a matter of urgency as its holding up a house sale. That is what we did with our issue. They sorted it in 4 hours and we exchanged the next day. Their assistance, when we REALLY needed it, was excellent.

I’m buying from a charity and apparently one of the trustees whose name the property is registered in has passed away so they need to change it to an existing trustee, or something like that anyway! From what you’ve said this may be capable of resolution relatively easily 🤞🏻

@YetiRosetti all I know is the issue we had with the Land Registry title was looked at quickly by the support team as we asked them to as a house sale was depending on it. They were excellent. Really helpful and pushed it through within hours. What we did was fill in the contact form and stated that it was urgent as we were ready to exchange contracts. We then followed this up with a phone call to their support team who confirmed they had received our request and would look at it urgently for us. We were hugely impressed that they did this.

I really hope that its as straightforward for you and your issue.

we lost our buyers today - turns out they couldn't afford it, im not surprised. they were flakey to say the least. at least we didn't incur more costs. this is the second buyer we've tried (the first is still keen but lost their own buyer).

Nooooo. We've just had our first viewing in over a week, and there is torrential rain. I know that the two overflowing gutters/downpipes over the last few days are a new issue, and that the roofer is due out to deal with it, but they don't! For all they know we've been ignoring routine maintenance for years, the flat is riddled with damp and they would be mad to buy it. Keeping everything crossed that it's dry tomorrow, the roofer makes it out and somebody puts a firm offer in very soon.. ,😢
