Huge apologies if I have missed this thread, I have searched high and low but don't think another was started after number 8 ended in May.

After a seriously stressful encounter with building control, I think we are almost ready to exchange. After going on the market last July, I'm hoping we'll move before our year anniversary!

How is everyone else doing?

Went on the market last November ( probably not the best time) Accepted an offer in April and we are downsizing.
Short chain as we have FTB who are renting currently and our vendors are moving to a new lodge in a rural area.
Searches on the one we are buying due back next week so hoping for an exchange date soon.
@NeverGoingToMove good luck with everything
Expect you are on with sorting and packing!
Buyers wanted to come back ( would be 4 th visit) to see how everything works. We said once we have a date.

We have a short chain too, FTB and us buying an empty house. We are on week 2 since contracts issued, searches nearly done, mortgages confirmed, survey done for us. Not sure our buyer is having one. I am hoping to be moving by end of July but guess will have to see what happens from the searches!

Our buyers didn’t have a survey either just the building society valuation. Our vendors were so proactive with the few things our survey brought up just went ahead and sorted them. We are just paying half for a new consumer box.

Jealous of these short chains, we got to the point of exchange in a chain of 8 at easter until it spectacularly imploded and we had to go back on the market.

About to accept an offer this morning, below what we bought it for, in order to secure the house we want to move for. Feeling currently defeated. Rightly or wrongly it’s a house in a. Desirable area and I never thought we would lose money on it.

We are still hanging on. We offered in March. They didn’t tell us they don’t have probate and we were worried we had a reluctant seller on our hands. As it is, the occupier of the house has now moved out so we are at least now dealing with a genuine probate sale but it’s impossibly slow. We’ve offered on other houses but the market is hard so hanging on to this sale was sensible.

We cancelled our survey but agreed to rearrange once the occupier moved out. Survey is in a couple of weeks as there appears to be no rush.

We ought to be able to exchange as soon as probate is granted now the house is empty but we literally have no idea of what is happening with probate. I’m not even sure the executors can do much other than ask their solicitor to chase.

I am hoping to get some dates for exchange at the end of this week.In a chain of 4 with 3 properties. I am at the top moving into an ex rental which is an empty house. There are no enquiries left on my sale - so pressure is starting to build from the top of the chain. They just want their money - not surprised tbh as had offer accepted on 3rd March. Conveyancing has been painfully slow. Typically a month to get answers back and right hangover from the stamp duty deadline.

Hello everyone! This is all interminable isn’t it? I was on the last thread but might have name changed since then. We had to pull out of our first sale because the survey (and many many subsequent surveys) were bad and there was too much for us to handle. I think that was back in April now. Time means nothing any more.

We found another lovely house, had an offer accepted at the beginning of May and since then nothing has happened at all. Our solicitor left rather abruptly, didn’t tell us, no one picked up the case so now it’s waiting for searches that I thought were being done weeks ago. In the meantime I’m not 100% sure our sellers actually want to move. They hadn’t found anywhere when I last heard. I don’t know how long to leave it before I ask what their progress is.

@NeverGoingToMove latest visit is to go through how to use the alarm etc. We are leaving them loads too.
Three bed detached, 3 bathrooms, 3 receptions so lots of time and effort to get it buyer ready. My heart sank but nearing the end of the process hopefully.

Please can I join? We accepted an offer on our house back in January. Lots of back and forth since then, but looks like we’re finally ready to exchange. They are proposing a completion date of 2nd July.
We are moving 40 miles away to a lovely city and can’t wait. Daughter is starting uni there too in September. The new house is currently being used by a charity and we are converting it back to a family home. Needs lots of work.
The whole moving process is ridiculously stressful and I don’t ever want to do it again!

Welcome welcome, told our conveyancer we wouldn't ever move again, he laughed in my face and told me we'd be back in 5 years. No chance mate, had enough of this to last a lifetime!

joining too. Accepted an offer on our house about three weeks ago and had an offer accepted on our onward purchase a week later. Contracts issued for our house. Have completed all compliance checks for onward purchase. No idea what really happens now. Been told it’s slow to start with so just waiting …

@moving300m Both lots of Estate agents have been great at keeping things moving and emailing updates. Both are small independent family EAs.
Ours advised not to order searches on the one we are buying until our FTB had had their survey. They only had a Building Society valuation.
Vendors’ EA emailed this week to say he will be in touch once searches are back next week.
We hear more from the EAs than our solicitor tbh.
Waiting is hard.
@NeverGoingToMove We won’t be moving again! This is our downsize/ future proofing move and literally round the corner from our daughter’s house! Just needs to happen.

I'm the never moving anytime soon category too, but I guess it's a bit like having a child, that pain fades 😂

Our EA is also really good for our sale, she calls every week with an update although I usually already know what's happening. Being the middle of a small chain is useful as you have access to both sides to know what's happening, which must be frustrating in a longer chain. If we provide something or not sure of next phase I ask my solicitor because I don't want to be unfairly chasing but I'm aware if you don't keep on top of things it can go slow without needing to. We are in that waiting limbo on final searches and enquiries from that.

I'm chasing for an exchange/completion date today. With the beautiful Friday weather though, I don't think anyone is going to be motivated to work so wish me luck!

@OtiMama do you ever feel like you're the only one chasing!? Definitely felt that way in our last chain!

@NeverGoingToMove ah let us know how it has gone! I feel because we are selling to a FTB and then the house we are buying is empty that we sit in the middle and a lot of the "work" is for us to do as we have the enquiries to answer and then also check our solicitor has asked the enquiries for our purchase. But i think it's a good position to be in because you get direct access to everyone involved in the chain, so do know the full picture.

Well, I think we'd just offered on a new place for my parents when the last thread ended, as the previous vendor removed the property from the market.

Anyway, we were meant to exchange today, as the buyer had said they wanted to exchange today with completion next Friday (we'd all been scrabbling round to manage to make that date as we were missing some paperwork, trying to sort a house clearance and a man with van to move the bits they are moving). My solicitor rang theirs and we were told that our buyers now couldn't do next Friday, but could do 27th. Our removals can't do 27th, so that was a no.

After much to-ing and fro-ing with the agent getting involved, it seems that the FTB hadn't returned the signed docs to their solicitor and the solicitor hadn't drawn the mortgage down. So...we go for round 2 of exchange attempt on Monday with completion on 24 June. 🤞🤞

We've got the 26th pencilled in as our moving date now with exchange 'at some point' next week after pre exchange searches have happened. Does anyone know how long that is likely to take? It isn't the normal searches that get done at the start, those are all done and dusted.

We are first time buyers and have had an offer accepted on our first house. All feels a bit overwhelming and that we're not really sure what we are supposed to be doing and when. The estate agents don't seem to understand that we might need a bit of guidance, and seem to expect us to know when to do things. Everything already went very fast as the market where we are buying is very fast moving.

However we've found a solicitor and instructed them, and now received the memorandum of sale. We've also instructed our mortgage broker to get a mortgage offer for us. Should we organise a survey already or should we wait until searches come back? We're not particularly in any rush as we have a rolling rental contract, but obviously don't want to annoy anyone either because we haven't done something at the right time! We think the chain is at least 3, but again the estate agents have been really vague on this.

@Stumblingalongthroughlife Usually people do survey before or same time as searches as it could affect anything if there are issues. Is the chain complete? I would be asking the EA about this as I wouldn't want to start spending money on things until it is as someone is far more likely to drop out up the chain if they don't have somewhere to go. The solicitor will do searches on the property you are buying and receive a draft contract to review from the sellers. This will also include details on the fixtures and fittings the sellers have approved for you to review (eg what in the house is included/excluded). The solicitor will go to the sellers with any enquiries from the contract and the searches. Once they are satisfied they have all the info and answers and everyone in the chain is at the same position you will exchange, this is when the deposit is put down. If there are several houses this can take a while for everyone to be at the same point. To speed things up you can just make sure you have instructed searches with the solicitor, sorted a survey and the mortgage application. A lot more falls on those selling to provide stuff than you.

Also @Stumblingalongthroughlife keep in touch with the EA you are buying the house through and your solicitor, so you can update on what you've done, what your solicitor is waiting on etc as the EA should help push the seller to provide things etc if needed.
