How long did your purchase take as a cash buyer after offer accepted (no chain)?

Hi all,
Just wondering how long it took for you to complete if you were a cash buyer, your offer had been accepted, the survey came back fine, and there was no chain involved.

I know every situation is different, but I’d really appreciate hearing about your timelines — especially if there were no major delays.

We are 2 months and 2 weeks (10 weeks) in and waiting on enquires and searches returning.

Probably looking at another month or two. Did lose about 2 weeks to figuring out the anti-money laundering stuff though (have to prove origins of the money which involved chasing others). Also it was hard to book survey due to the Easter holidays so had to wait a few weeks.

I've sold a house to a cash buyer in 8 weeks a couple of years ago but also had the opposite experience of very lengthy transactions.

It all depends on how motivated your buyer is, how good their & yours solicitor is and getting all the paperwork together. Solicitors are really picky these days and want all sorts of guarantees of work, plus searches, so it can go on a bit, even if relatively simple.

I am in the same boat - offer accepted first week of March! Survey ok / Searches took ages!
