I’m going round and round in circles trying to work out what we should do with our extension (or not) and/or garage conversion (or not). For various reasons we need to keep a close eye on resale value in the not too distant future.

4 bed house, two fairly large doubles and two good sized singles. Currently one bathroom upstairs and one downstairs loo. Decent sized kitchen but not quite large enough to be a proper kitchen diner. Large lounge diner. Second reception/family room although not huge, currently used as a playroom.

please rank the following in order of what you would want to see added to a house this sort of size:

second bathroom/shower room
utility room
Downstairs small study/home office
additional downstairs bedroom/spare room
kitchen diner with separate lounge OR open plan kitchen-living-dining (bearing in mind we do also have a second reception room already)

I'd probably go for:
Second bathroom/ shower room
Kitchen living diner and utility (wouldnt want it so open plan without the washing machine being elsewhere)
Utility room
Office
Additional bedroom

kitchen diner - essential to be able to sit in my kitchen.
utility room - depending on the kitchen, if big enough, not essential.
Study / home office but the 4th bedroom serves fine as that.
Definitely don’t need a downstairs bedroom/ spare room.

You have somewhere to eat in living room diner and your kitchen is already large enough for a small table presumably.

Kitchen/diner with separate lounge.
The rest is way down on the list.
Having said the above I always view a house as an overall package. Things like the garden, amienities nearby, layout of a house downstairs, tree lined road, well kept neighbourhood come very high on my list.

thank you all. I probably should have specified that the second bathroom/shower room would be downstairs. We don’t have space for a ensuite in any of the bedrooms so the only way we could add one upstairs would be to do a double storey extension (way over budget) or sacrifice one of the smaller bedrooms which we aren’t willing to do. Does that change anything, does a second bathroom still rank so highly for everyone?!

The rest i start to get nervous that you are going to do a garage conversion and I'd always prefer the garage to the narrow room you get out of a garage conversion.

Ah you see it is a partial garage conversion but it’s a double width and almost double length garage so it’s a nice big square! Not a skinny room on the side of the house. Thank you!

For my family, a second bathroom is essential (but better to make it not an en-suite, because I hate that people have to go through my bedroom to access it), and we use our utility and office the most. I don't care for open plan living. I'd appreciate a downstairs bedroom for when I'm too old to manage stairs, but it isn't an issue now.

I'd go for an extra bathroom and/or utility. My ILs had a utility with a toilet and shower when the kids were young. After the kids moved out they capped the shower drain and turned it into more space for the utility. It's worked out well, but I guess it all depends on how much space you have.

interesting that everyone is voting for the second bathroom and no one really seems fussed about adding a downstairs bedroom. We had assumed this would be appealing to older people or people with older relatives and also perhaps could be a teenagers bedroom. So essentially turning it from a 4 bed to a 5 bed house. However we can’t quite fit everything in and DH was trying to convince me to include an extra bedroom but abandon the idea of a bathroom! So we’d end up with a 5 bed house and only one bathroom!

However I have shown him this thread and think I’ve convinced him so instead we think we will go for adding

second bathroom
utility
kitchen diner, not yet decided if we will open up into the lounge or have this separate
downstairs home office

we already have the playroom downstairs and will have the home office next to it so in future if we or anyone else wanted to turn it into a 5 bed with a downstairs bedroom you could knock the playroom and study together and make one big room.
