Our current lender is natwest

I was paid bonus this year do natwest consider bonus for mortgage affordablity purposes .as the bonus is only paid for this year since i joined the firm last year would they consider this for mortgage affordability

We are moving house and need bonus to be considered for buying the house.

Normally i checked lenders average of last 2 years

Yes lenders normally want to see 2 years of bonuses, so no I do t think they take it into account. Give them a call to ask.

Also relying on a bonus every year to pay the mortgage is sailing a bit close to the wind. What happens if you don’t get it one year?

Different lenders treat sources of income differently- speak to your broker they will be best placed to talk you through your particular circumstances and find the best way forward.
