Challenging extension - modular / SIP the answer? Old house

Hi,

I have been planning my extension for a couple of years and don’t appear to be getting anywhere. I have plans but I live in an area where there are very few builders (rural), I’ve had several out to look/quote and they take the plans away and don’t get back to me. I got one quote eventually, Which was astronomical for the small extension I want to do at the back of my house.

The access is quite bad and getting rubble
out would be laborious , and I wonder if that’s putting people off.

In a Victorian house… But there is already a bit added on to the back which is younger (1940s I think). The additional extension would go onto that.

In a bit to save money and make the actual installation am thinking about a glass box type extension built out of insulated panels that is essentially fabricated offsite and then installed onto steel steel frame.

I wondered has any experience of something like this? Does anybody have any personal recommendations? I have looked at Vita modular but I’m not sure if they cover Scotland.

I’m at a bit of a loss and feeling like I need to go back to the drawing board so I’m welcoming any advice at the moment!!
