We have agreed on property which is sold under probate.

The probate has been filed and should be straightforward, as per agent, but I will ask my solicitor to fact check.

Please could you advise if i should wait for probate to be granted before survey.
Survey will cost over £700 and I don't want to spend too much before probate granted.

House itself looks pristine and around 90 yrs old and hoping survey should come back with nothing major.

We got a survey done before probate was granted... then probate failed, then it was dragged on and on for over two year with appeals etc... then the house was repossessed by the bank and we lost all the money we spent.

Probate can take anywhere between 3-9 months depending on the complexity of the estate. What date was the paperwork filed?

There's another thread somewhere with posters reporting it's only taking a few weeks. There was a backlog but apparently it's been cleared now.
Obviously a complicated estate might take some time.
But to answer your question, I'd wait.
