AIBU - homebuyers report is so confusing and kind of pointless...

buying a house in Southfields and the homebuyers report has honestly just confused me more than anything else

its full of stuff like "may require further investigation" and "possible damp in rear wall" but no explanation of how serious it actually is. is it like a small fix or something that’s going to cost thousands of pounds? theres no priority or breakdown just a long list of issues and technical language
feels more like its written to cover the surveyors back than help me as the buyer.

I tried googling some of it but it just takes me into forums or worst case stuff and i feel even less sure about what to do now was hoping for something clearer or at least a summary of what matters now vs what can wait has anyone else felt like this? do people usually just go ahead and ignore some of this stuff or do you bring in more experts? It is expensive and unhelpful... IMHO

maybe im overthinking but for such a big decision i thought the report would be way more useful tbh

A condition report (level 1) uses a traffic light system to rate condition, it offers no guidance or advice.

A homebuyers report (level 2) simply gives a value to rebuild and highlights any 'possible' problems and advise possible maintenance areas to look in to, its not a structural survey with breakdowns and costings.

A structural survey (level 3) will break down the issues and their estimated costs of work using the 1,2,3 rating system.
