Exchange In a Chain

Hi,

l know there is no certain answer for this question but I am just looking for people’s personal experience. I am ij the process of buying and selling, and am 3rd in a chain of 5. At the bottom is a first time buyer, then there is my buyer who is cash so no mortgage involved, then there is me, then our seller and our sellers seller is where the chain ends. Does anyone have any experience as to how long it took to exchange contracts?

That’s quite a chain. And no, it’s a how long is a piece of string question! I’ve been a cash buyer, no issues with survey, keen seller who was not living in the property so no chain, and it took four months. I have been a buyer in a three chain and it took six weeks.
I think the average is three months from offer to completion, but that’s if all goes smoothly with no hiccups or extra surveys/negotiations. Problem with long chains is the risk of that something gets multiplied.

Our last purchase was a chain of 5 and I think that’s a fairly usual length, it certainly wasn’t long. Ours stalled over really silly things that should have been sorted sooner, but we had a great solicitor and we were calling/emailing her and the estate agent daily in the last month. It took around 4 months to exchange with completion less than a week after. Everyone was keen to move which helped
