Cellar and Flood/Insurance Declarations

Hello, we’re looking at buying a farm house that has a cellar that flooded in 2009, after that they fitted a sump pump and no issues since. No other flood risks at all, it’s just a cellar.

I think this means the seller must technically say the house flooded on the legal TA6 form?

If this is the case, I assume it follows I then must tick the flood box on insurance quotes? Which easily doubles quotes and limits who will quote :( who wants to buy at that point…

Would this also make getting a mortgage harder?

Thanks for any advice, I’d love to make this work as the cellar flooding really doesn’t bother me as obviously they are underground and worst case water shouldn’t go beyond ground level. But I don’t really want to pay flood class insurance and/or make it hard to sell in the future.
