I have searched for over 2 months now and made offer on one property which didn’t go ahead as it required lot of work per survey. I am revisiting what I should change to be able to find a good house. There aren’t enough properties coming on the market. I was mainly looking in East Dulwich and Forest Hill but seems budget is not enough or properties gets snapped up within no time. I work in Liverpool Street so don’t want long commute time and looking for a safe neighbourhood with a turnkey house. Can someone suggest some other areas that should include in my search?

Do you need/want to stay in London? Fast overground trains into Liverpool street would open up areas outside of London for consideration. And I'm pretty sure Bank and Moorgate are under 10mins walk to Liverpool street so you could look at those lines too.

Given it’s just me and no kids I am not keen to move outside as it will only increase my commute cost.

Westcombe Park (which is SE3 but the opposite side of the heath to Blackheath village and cheaper) and SE7.
Train to Cannon Street and short walk towards Liverpool Street

That one in Arbuthnott Road is lovely. It's not in New Cross really it's Telegraph Hill, which is a relaxed sort of area. But it's near enough to New Cross and New Cross Gate and Nunhead stations.
I used to live around there and I would say it's better than East Dulwich for transport and its got a great vibe. Not to mention the awesome Irish pub/Thai restaurant Skehans. Best Thai food in London.

Why don’t you look out to areas on the Elizabeth line, or those which are a very short distance from it.

Thanks I will arrange a viewing for this one. Came across this one was wondering why is it so cheap compared to what I am seeing I the area given it’s maintained to such high standards.

The New Cross flat is in the Telegraph Hill Conservation Area, and the locals can be Very picky about anything you do to it, hold that in mind if you think it needs any work done.

Huh, I had loads done to my flat in Telegraph Hill the only problem I had was the constant parade of neighbours wanting to come and see what was happening. At one point the postman turned up for a signature by one of my neighbours who had popped round to talk to my builder who was also a neighbour, postman stayed for a look around as as well.
I'm not really a sociable person but everyone was so nice I got used to it. Saw my upstairs neighbour once at the Edinburgh festival he was a professional comedian. I had never spoken to him and his partner before, I always thought they were standoffish, they were actually lovely. Telegraph Hill was for me a great place to live. We were on the news once because so many people went to vote in a General Election after 9pm the police had to cram everyone into the polling station and shut the doors to comply with rhe 10pm deadline but still let everyone vote. No voter apathy in Telegraph Hill!

Is there any reason you want to be south? I would look at Walthamstow, Tottenham, Leyton, Leytonstone, Stratford, Maryland, Forest Gate. All would be around 10mins max to Liverpool St.

I have lived in Forest Hill for few years so find that to good especially with green spaces around. I find East rougher
