Extension to bungalow

Hi
I'm looking at buying a small bungalow (no issues) but would like to run an extension across the rear to make a kitchen diner.

There's plenty of South facing garden to extend into and the extension would be 12 feet deep x 20 feet long. I'd put double doors into the garden and into the house, which is currently the kitchen.

Has anyone done this recently, and if so, what issues did you face? Cost, problems, planning etc.

Sorry to be vague but not sure what issues I could run into. Thank you for all your ideas/suggestions.

We took a builder we’d used before to see the house before we bought it. He pointed out the drains and load bearing walls that were going to make our original extension plan unworkable/v difficult. So we had an idea first of what was most feasible. Our extension was longer than yours it was £125k before covid and before we’d put the kitchen in.

bear in mind you might have to landscape the garden after to put patio in outside the doors.

so I’d really recommend if you know a builder or architectural technician, we took both round…use them.

Watching . . . there's lots of people on here who would say cost is prohibitive. Is it in a desirable area? Is it a forever home? If yes to both of them I'd do it as you'll be there a long time.

An issue might be that the end result looks ugly and makes the kitchen very dark. Will it suit the style of the house? I’m house hunting at the moment and constantly thinking the house would be worth more to me without the extension and with more garden.

I would be thinking about how much light I could get into the room I’d be blocking with the extension, or how to make the most of a space that was now dark eg make it a utility room/storage area.

We tried with skylights, glass doors and mirrors but can’t get away from the fact that we have a space that alway needs to have lights on if we want to use it - so we don’t ☹️

Thanks everyone, you’ve made some really good points, especially about the light impact and the drains! Think I will take a builder around first before committing to a purchase.
Really appreciate the advice.

Not at all!
