Is this ever going to happen? Redrow

Hello
We are currently waiting to exchange on a house we absolutely love. We are already in rented having sold our house so are ready to go/ All searches etc done. The people we are buying from are buying a show home from redrow. We had thought this was going to be an easy sale. Redrow have gone from saying we need to exchange and complete in a month to we can exchange now but have a long stop completion date in August. This would be fine with us as this is when our rental property expires.

However our sellers are now having a standoff with Redrow saying they want a date in May (also fine with us). We are flexible in that we can exchange now and complete any time up to August.

however we are now at a standstill. Our sellers refuse to budge - redrow refuse to budge. Our sellers solicitors won’t answer any calls from our solicitors.

We are now looking at other properties that have no chain (and certainly not linked to redrow!) as we need to have somewhere to live before the next academic school year starts.

i guess I’m asking what would you do? We could hold on and see what happens only to be in the same position in July/August with nowhere to go? Or do we give up on this house we love and move on?

So Redrow need the show home till August?

Redrow aren't likely to budge. They know they need the show home till August, that's not going to be negotiable surely?

I’m not sure. We were told two weeks ago that redrow told our buyers they needed to complete on the show home by end of April. Then yesterday that they won’t complete til August. All this is via our sellers agents and our sellers and thier solicitors seem to have gone silent now

And apparently the whole plot is sold now which is why they were selling the show home!

Are any still for sale online? Can you get tonthe sales office to ask? Some solicitors can be really crap at basic communication.

Phone Redrow and ask about that particular show home, to see if it is still for sale in case your sellers are pulling a fast one. Maybe they have changed their mind about the house but aren’t telling you because they don’t want to lose you as buyers.

Developers often have a long stop completion, but if this is the show home, that’s generally the last to be sold, so you’d think they’d want to expedite it. Unless it’s the end of one phase, but they’re moving to the next.

If it’s stalemate between Redrow and the seller, you might be a well to keep looking.

Yeah I’m thinking that perhaps your buyers are being dishonest about something here, though I hope I’m wrong. I would do as PP said and enquire as to the availability of the show home

thanks everyone. After a week of being blocked by sellers solicitor and actually getting to the point of feeling quite ill about it all we have today pulled out. We tried everything we could do but got nowhere. Have put an offer on another property which is thankfully chain free!

Glad you got it sorted. If I’ve ever not had my first choice house (3 times for various reasons), it’s always been a good thing in hindsight. With Redrow, even if all houses on the site are sold, the staff often stay on in the stay home as customer service for those moving onto the site and this could be for a while.

I think that's a good choice OP! We've moved into a new build and the show homes have just gone up for sale, however at the minute the garages are the sales office and the drives are currently landscaped! So even if they sold today, I would imagine it will be a while before they are converted back to proper houses / garages.

Thanks. I feel like a terribly horrible person as the people we were buying from have emailed me to say how heart broken they are and they’ve spoken to their solicitor (the one who has been ignoring everyone for three weeks) who is suddenly saying we could have exchanged tomorrow. The last we heard from redrow was yesterday when we made the final decision to pull out - they once again said no completion date could be given yet.

the sellers have begged us for reconsider. I feel terrible but I gave three weeks notice that if the lack of communication continued we would need to look elsewhere. I have exhausted every opportunity - even phoning the sellers solicitors to beg them to respond and sort this out. I asked the sellers (via the agent) two weeks ago to do the same. Nothing happened and you have to draw the line somewhere and even my very chilled husband was starting to feel broken with the stress of if all.

i don’t want to feel guilted into giving it another go. They said they’re surprised we have got to this point. I really did try to get the message across to them via two sets of solicitors and their agents but there was nothing more I could do.

we have now committed to another property (chain free) which may or may not work - i would feel guilty letting them down now as well as I had to really reassure them I wouldn’t back track if the original house suddenly became procedeable again.

Anyway - either way I’d feel like a rubbish human at the moment but I really tried my hardest.

The whole house buying process is shit! I don't think you've anything to feel guilty about, sounds like you were the one trying to push things along. Of course your sellers are gutted because they have to now start again, but that's just the way it is...... don't give out your contact details next time though!!
