Can any budding architects suggest how to rejig this floorplan?

Looking at a property but the first floor configuration is quite odd - it has 2 bedrooms and 3 bathrooms, and none of the bathrooms seem to make very good use of the space. All 3 of them have baths for example, but not one of them is a decent size!

Also theres a lot of wasted space, for example the large hallway and storage under the loft stairs.

Anyone have any suggestions on how to rearrange this floor to incorporate maybe a third bedroom and get a decent size bath plus separate shower in the family bathroom please?

Something like this? Blue room is family bathroom and orange room is third bedroom. You move the door to the bottom bedroom down a bit so it's next to the door into the orange bedroom.

Turn the big bathroom into a bedroom with a cupboard (c). Cut a slice off on bedroom to get a bigger family bathroom with shower (s).

Which way do the joists run?

This is definitely an option but the back bedroom has a much nicer view so ideally we'd like it to remain the master. We're gonna have to compromise somewhere though if we go for it!

If you know a builder have a second viewing with them tagging along.

If there's houses identical in the road go on Rightmove, sold house prices, look at the layout of any that may have been changed
