Help! Am I looking for something that doesn't exist?

DH and I aren't from the UK so we don't know all the areas in London. I've been looking at neighborhoods with these criteria and I'm starting to feel that it doesn't actually exist:

  • max 30 mins bike from Moorgate/Bank (DH insists on this)
  • family-oriented neighborhood (we're expecting our first baby)
  • max budget £1.2m for 3/4 bed house
  • near good primary AND secondary as we want it to be our forever home

What I've looked into:

  • Herne Hill - loved it but the area that's within catchment of the Charter School is too expensive, around £1.7m
  • East Dulwich - a bit too far by bike for DH (40 mins) and transport isn't great
  • Brockley - current main contender, still a bit far by bike but transport is better
  • Crouch End - area near Highgate Wood School is too expensive

I'm currently in Islington but the more dodgy side between Holloway and Kentish Town. Would love to stay at Tufnell Park but houses there are £2m+.

Any suggestions??

Hi, it does exist :-) I would recommend Camberwell as I think it ticks all your boxes. We've lived here for 12 years (moved down from Islington) and I cycle to Moorgate in 25 minutes (can be done faster on a better bike). Primary schools are lovely, in particular Lyndhurst/the Belham. Most of Camberwell (everything south of Camberwell Church Street) is now is in the Charter East Dulwich secondary school catchment area. It's a great community and you should be able to find a house in your budget. Good luck!
