Attempting to exchange and complete tomorrow

Well after trying to exchange since Monday we are now in a nightmare scenario of trying to exchange and complete on the same day tomorrow. I’m very nervous since it’s proved impossible to exchange so far due to useless slow solicitors at the top of the chain. Got removals booked for the morning and having to plough on ahead as if we are actually going to be moving tomorrow without any certainty that we will.

Anyone had this scenario and it’s all worked out ok?

I’ve exchanged and completed on the same day but I was bottom of the chain as we were in temporary rented. All went fine

I've done this twice. Completion took place at 11am on the first occasion. Can't remember what time on the second occasion.

We exchanged and completed on the same day, complicated by the fact that were moving back to the UK and driving for 7 hours that day.

It went right down to the wire and by the time we got confirmation of completion it was too late to get to the agent to pick up the keys. Fortunately we had booked an airbnb as our furniture wasn't arriving for several days so it wasn't an issue for us, but it sounds like you will be doing this on a Friday?

Do you have a contingency plan for the weekend? Are you also selling and do you need to be out of your property?

@FloatyGoaty yes it concerns me with it being a Friday. I’ve looked into storage facilities and could stay with relatives for the weekend if we can’t pick up the keys in time. We are second in the chain so if it’s not being sorted by mid morning I’ll be really worried. I’m just not sure what to do for the best. My understanding is that exchange has to be done simultaneously throughout the chain though?

We lived abroad for many years, so my knowledge of how chains work is hazy to say the least. We were cash buyers so didn't have anywhere to sell, I guess that means we were at the bottom of the chain. I had no headspace to even think about what was happening with our vendors, although I know that they had already emptied the house earlier in the day. It was a slightly complicated situation which is too boring to go into here. I hope someone more au fait with UK conveyancing can clarify for you.

@FloatyGoaty thank you. Yes I’m finding it very stressful, have been all week! I think I’d be more relaxed if it was just me and DH but I’ve got two young kids and am heavily pregnant. I’ve packed up the entire house alone with a toddler around as DH is working all hours and we still don’t even know if it’s going to happen. The system is just awful!

We’re hoping to exchange and complete same day on the 31st, same as you 2nd in the chain.

I'm expecting to exchange and complete next Friday, 28th. Not my choice but there we are!

Hope it’s going well OP. I was in the middle of a long chain exchanging and completing on a Friday. It all happened.

How did it go? Did you manage to complete?

Thanks everyone, all went through ok, got the call in the morning school run that we were exchanging and we had the keys by 1pm. The relief is unreal, we’re in and can finally start setting up for the baby with 4 weeks till my due date!

Glad it all went smoothly. Moving house is so incredibly stressful. I work in mortgages, don't get involved too much in the completions side but exchange and same day completion is extremely common.
In my opinion the whole house buying process needs drastic change!
