Hi,
I'm thinking of selling up and moving closer to work due to my long term relationship breaking down, luckily the house is mine. I'm unsure on the whole process and where to start. This would be my first time buying and selling.

The area I want to move to has property that is cheaper. When I bought 3 years ago I paid 177k, houses I've seen in new area are around 140k.

So, I know I need to speak with estate agents and my mortgage advisor (I fixed for 5 years and can port my current deal). But is there anything else I should know? I have just over 10k in savings so feel like I'm prepared for fees.

Declutter your house, tidy and look at it with a critical eye, to see if there’s any cosmetic work that needs doing.

Make sure the exterior is smart and has kerb appeal, including pots outside if necessary.
Clean everything
Look at agents in your area to see which of them are selling houses quickly. Have several round to value, check length of contract and fees and decide on which one to go with. Make sure the photos are as good as they can be.

Do not, under any circumstances, go with an online conveyancer, or the one the agent recommends. There’s a reason they do that and it’s not for your benefit.
