Looking at moving house as we need more space (4 kids, close in age, will be teenagers in a few years). Currently in a 3 bed.

It's difficult to find 5 bedroom houses in the area near school.

Which would you go for - a 4 bed in the area near school and with great transport links to city centre.

Or a 5 bed a bit further out with only 1 bus route about 10 mins walk from the house. Buses every 12 mins.

Or a complete renovation 5 bed near the school and transport, but needs a lot of work and will end up costing more.

Thanks for any opinions.

All valid options and will depend on your resources and how long you are planning to stay in the property. Keep in mind that most of the money you spend on renovating a house may not be recovered but will mean a greater quality of life for your family.

I would go for the 4 bed & 2 of the kids can share a bedroom.

Just wanted to add @SilverDoublet ( & hopefully bump your thread so you get more opinions) that my sister & I shared a bedroom until she left home and it was fine.

Slightly more unusual these days maybe but as long as the kids are friends, it’s not a hardship to share a bedroom.

what do the teens think about sharing ?

5 bed further from town. Ten minute walk to regular buses is fine. I would describe this as great transport links, my teens will have a bus to town every 2 hours!

My 2 girls, currently aged 7 and 9 would share a room. They are in bunk beds sharing a box room at the moment, but there is often some conflict. They have very different personalities. The way the housing market is here, it will be very difficult for them to move out before age 25 or possibly even older...

Yes I would think a bus every 12 minutes amazing. Every two hours here too.

I'd go for 5 bedrooms and bus ride - every 12 mins is fine. Teenagers like their own room, and assuming you'll be staying there for at least 5 + years, your 7 year old will be at that stage. Renovations could take years and aren't highly compatible with family life!
