Rented room furnishings

We have a detached annexe in our new house which we are thinking of renting out on a short let basis. It is like a large bedsit with parking and private outdoor space. We are walking distance from a large teaching hospital so are thinking of marketing it to nurses/ junior doctors who want a short term furnished let with a low rent, all bills included. We were thinking of junior doctors on short term placement who possibly have a home and family elsewhere and just want somewhere to stay while they’re on shift or nurses starting out who need somewhere safe and cheap. We’re not looking to make masses of money and all legalities will be covered.

What sort of things would you want to see in this type of accommodation? We are having the shower room totally redone to provide a very good shower and are thinking of a combination microwave and air drier for cooking. Fast WiFi will be included. What else would be there ideally?

Depends are you letting it furnished or unfurnished? I'd rather have a hob than an air fryer and microwave.

You might need planning permission for this depending on area as I think granny annexes are only allowed to be rented to family members unless they have planning permission as a separate residence.

As I said all legalities will be covered.
We could squeeze a hob in I think. It will be furnished, it would hardly be fair to expect a really short let to provide their own furniture.
I was wondering if a small sofa would be better than armchairs. It is a relatively small room.
