Future house near to new development site - WWYD?

Hi All,
We're a few weeks away from exchanging on a house that we love and we're really excited about. However I've seen planning has just been granted for a development of 200 houses nearby.
The development js triangular in shape and the house we're about to buy is about 300m right of the tip, with the majority of the development being further below/left. There are three roads in between us and the development.
Would this put you off? My concern is primarily the noise and disturbance whilst the development is being built.
It will also inevitably increase traffic locally, although not on the road we are about to move, which is a residential road.
Part of me feels like no area is safe from developments at the moment, so I just have to suck it up because it might happen anywhere. But I'm not sure if I'm burying my head in the sand and walking into a potential nightmare.
For added context I'm pregnant with my second child, expecting in June, and if we don't move forward with this purchase we willl more than likely lose our buyers and either have to stay put (in a tiny two bedroom cottage) or move into rented accommodation.

I suspect you won't notice anything most of the time

Three roads/300m away is a total non issue.

This is very reassuring, thank you 🙏 I can be prone to overthinking things, so other people's POVs are so valuable.
