Render and roof - potential purchase

Really like the house and going for a second viewing but went past today specifically to look at the roof - render is cracked on both chimneys, odd wet patch on wall and there is grass growing in one of the gutters. Any thoughts on these/cost to fix?

Grass in gutters will be a nominal amount and is normal ongoing house maintenance. We're having our chimney done next week - some repairs to the stack and resealing the lead work and it's costing £380.

The damp wall is obviously the hopper head above it. Repairing that is a few pounds.
The 3rd picture shows the chimney basically falling apart. Probably best to lower it and cap it properly. Could be done from a scaffold tower. 2 guys one day maybe. Not much in materials.
The shared chimney is difficult to see if it’s knackered or not. I can’t see if the brickwork is missing mortar or it’s been repointed with a dark mortar. Probably best to look with binoculars. Any repairs will involve the neighbour.
More concerning is the general state of the rendering. It’s been painted but looks very patchy. Next door appears to have been either skimmed over or quite possibly rerendered completely. Take a look at the other houses in the street. Rendering doesn’t last forever and someone will have to pay to get it redone at some point.
Ask about the roof, any repairs or maintenance to the valley’s been done etc.

Thanks both! Will take a proper look at the rendering across the whole house today and ask the owners for more information.
