Loft conversion - what to do?

Recently bought a house which had the loft converted within the existing structure with a staircase up to it and no door. Previous owners marketed it as a bedroom but we knew it couldn’t be classed as such and it had no sign off. We knew for the time being we would use it as a home office and would eventually do a full loft conversion.

is there anything we can do apart from a full loft conversion I.e. starting all over again? Has anyone done anything creative? Also what was the costs of your recent loft conversions? The room is currently around 5.4m x 4.1m but with some restricted head height around the edges.

Surely your options depend on what exactly the issues that prevent it being classed as a bedroom are.

The house we are selling has a 1970s loft extension, done with planning permission and every legal planning requirement at the time (we have the paperwork). But building regs weren’t around when it was completed so it couldn’t possibly have them.

It probably needs one more fire door on the ground floor kitchen as we aren’t sure that when the original fire door was removed in a kitchen remodel the replacement was of similar standard. This doesn’t seem a huge thing for the buyer to do at the same time as his kitchen remodelling.

The loft has an additional set of joists above the ceiling with the first floor. It has the correct ceiling height and the staircase is of the correct width.

Our loft came in around 60 k but we added two bedrooms and a bathroom up there. We used an architect called home tales who helped us with planning, mainly because we didn't have a clue what we'd be able to have or what the council would allow
