Hi

I know these types of posts have been done to death but the costs vary so much on mumsnet I thought I’d ask more specific to our works.

we live up north and would like to do a single storey rear extension, replace the kitchen and everything that’s currently in the kitchen area.

I’ve attached a pic of the plans so far, although there won’t be a side door, that will be closed off. Any ideas of figures? Im waiting for a quote, but builders are taking ages to get back to us.

Any ideas / people who have done work like this would be appreciated! Thank you

Are the measurements 2.7x3.5m? Say 10sqm, approx £2.5-3k per sqm to get the shell up, so £25-30k for the shell. The kitchen could cost anything upwards of £20k depending on finish and appliances. I think you're realistically looking at a minimum of £60-70k.

(Fwiw we've just had several quotes for a 15sqm extension to our kitchen, they were coming in at around £35-40k ish, however we won't be replacing our current kitchen as it's for a utility room so we don't have that cost on top).

Thanks that’s really helpful. If we can do the work for £80k we would (although galling considering pre the pandemic it would have been far far less, our neighbour did theirs for £30k). My husband thinks we’re looking at £100k plus which I just can believe can be the case for what I don’t think is a big extension?!

Based on the size I think £80k would be enough, but there are so many variables with each and every extension it's hard to estimate - you are best off waiting for quotes.
