Please tell me why this flat isnt selling?

Posting this for a family member. Flat has been on the market for months and not only hasnt had any offers but hasnt even had a single viewing! The price was in line with the area, but has been dropped twice and agent changed too with new photos but still no viewings. Its a lovely little place, not the biggest but lovely and bright and quite modern. Im not the best at design etc so would appreciate any thoughts on what they could do to improve the desireability or improve for the photos etc to get some more interest?

Obviously they know they can drop the price, however if they drop it much more they'll be selling for what they bought for 10 years ago!

It's a very small flat for the price. The lounge is tiny and not even separate from the kitchen. Another room has a sloping ceilng adding to the feeling of a cramped space. I just wouldn't spend that kind of money on a property like this.

Sloping ceilings make it look very small, misleading street view photos that make it look much higher up, very bare looking all white, no dressing of the windows, looks like an ugly conversion from outside. All these are off putting.

Also is the kitchen diner living room really 4.19x3.54 as that would make it almost square and floor plan makes it look twice as long as it is wide

The drone shots are silly, makes it look like a high rise and whats the point? I want to see what the view I would be looking at through the windows looks like, not what I could see if I wanted to fly a drone.

Needs a nornal street photo of the actual house and the access route. And then photos that show the whole rooms from more than one angle.

That’s not a 2-bed flat. It’s a 1-bed flat with a little room on the side. It should be priced as such.

Residents parking with a year waiting list if I remember correctly??

More information needed about ‘share of the freehold’ and what this means financially.

There is so much negative press about flats with service charges, increased payments, lack, of control over the service provider etc, that flats are harder to sell.

If this isn't a worry here because of having a share of the freehold, then give more details as a selling point.

They paid over £300k for that 10 years ago?! Are you sure?

The decor is fine, totally in keeping with Brighton and Hove. It’ll most definitely be the sloping ceilings and strange windows. It makes what is good floor space look awkward.

£300k seems to be an average price for a conventional 1 bed, so I think the price is fine in terms of square footage, but the sloped ceilings won’t be helping as it makes some of this footage unusable.

The market is very tough, it should improve by the end of the year once interest rates have lowered a little. Either they need to reduce the price or wait it out. Theres quite a bit of competition around for flats there.

i can't really see much of the 2nd bedroom? there are 3 pictures of the view out of 8 pictures. it makes it look like you are hiding something. what does the outside of the building look like?

you can barely see what the toilet or show actually look like. there should be multiple view points for each room.

the sloping ceiling in the kitchen is off-putting.

try a 360 view/tour video of the place if possible and make the 2nd bedroom look more like a bedroom, you can just see the backs of 2 chairs. there's no feel for the place.

I also thought this was a high rise flat. The street view looks like a view from the window of a flat looking down.

Also looks like tiny rooms you can't stand up in. I'm amazed this is what £350k+ gets you in Brighton.

I might rent this place if I was single and it was cheap, but I can't imagine settling here and wanting to buy it.

Would there be maintenance charges on a share of freehold flat? Some flats I was looking at had over £2k service charges which is a no no from me the mortgage payments are high enough.

Attic conversion in an old house will be baking hot in summer . Does it have aircon?

Can’t easily tel if there is parking or what the building is like.

What’s the access and communal space like - just a door and lots of stairs? Any outdoor space - where could I keep a bicycle or any spare belongings

It looks nicely maintained but too expensive . Maybe your relative overpaid.

Photos are dreadful. Measurements are wrong. No info re the building - what it looks like, service charge, lift etc. And the price needs to start with a £2 not a £3…

There needs to be another floor plan showing the useable space. The space you can actually stand up in.

The sloped ceilings make the floor plan and measurements irrelevant.

Is there even a shower, or is the sloped roof too steep for that? That would be what puts me off, and I am in a place where there are more expensive, tinier flats than that! But more photos from other angles needed if it's really not as bad as it looks.

Is it getting viewings?
If not then as others have said, at first glance I would scroll by because it looks like it’s on a high floor of a large building.
Also no mention of yearly fees/commitments & parking ‘speak to agent’ which says to me its a problem.
And as an aside the, what I’m guessing is a large, TV is making the room look smaller than it probably is.

It is utterly tiny. I feel like I would be stooping until I left it. I would also have questions as to whose responsibility the roof would be if there was an issue. I think it is too expensive and I don’t even know the area.

As others have said, there is no sense of place - I worked out it was a dormer conversation but the initial image made me think it was a high rise.

listing urgently needs a pic of the exterior of the building, which is very nice. Otherwise everyone will assume it’s in a cladding-blighted high rise or a total dump. Different better pictures showing that the living room is open plan. Looks like two tiny, poky rooms but the dimensions are decent. Is there room for a little dining table? If so, show it. Is there decent head height in the kitchen? Say so or find a way to show it. Dress the second room as a bedroom. More photos of the bedrooms too. Are those build in wardrobes in bed 2? Add a little colour and personality eg with cushions, a throw on the bed, a coloured lamp, a stylish pic on the wall, a plant - it’s a bit grey and bleak. Share of freehold is great in a flat! No extortionate, unexpected charges.

Terrible photos, only 8 and 3 of those are of outside but with no clear indication of which building it is (if any). And price. It looks pokey in the photos - look on Rightmove at the other places in that price range - and they’re pretty much all bigger/better layout/outside space, there’s even a lovely little two bed house for substantially less.

I'm shocked at the price but I don't know the area so that's irrelevant.

It's tiny. It looks like there's barely room to move. Looking at the brochure pictures, you can see the kitchen area at the end of the living room and it shows just how small the combined space is.

And as everyone else has already said - terrible pictures, lack of essential information about well, everything people have mentioned!

I think it actually looks like a nice FTB flat, but the price is eye watering.

In practical terms, the photos make it look like it’s in a high rise, I’d assume that’s why people are scrolling by.
