Please tell me why this flat isnt selling?

Posting this for a family member. Flat has been on the market for months and not only hasnt had any offers but hasnt even had a single viewing! The price was in line with the area, but has been dropped twice and agent changed too with new photos but still no viewings. Its a lovely little place, not the biggest but lovely and bright and quite modern. Im not the best at design etc so would appreciate any thoughts on what they could do to improve the desireability or improve for the photos etc to get some more interest?

Obviously they know they can drop the price, however if they drop it much more they'll be selling for what they bought for 10 years ago!

Just worked out that someone with a 10% deposit would be paying around £1600 a month mortgage repayments based on 4.7%. Poor young people - this is an awful lot for a tiny flat with a squashed kitchen and no outdoor space at all. I would expect this to be on at £275k.

Possibly the slanted ceilings. I can't stand them personally. People might instantly dismiss it if there are other normal flats at the same price in the area.

One 1 photo of a bedroom, not the other - or is that the one with chairs in it so is being used as an office instead? Think 2nd bedroom should be staged as such for the pics to give better idea of usage. Lose 2 or all of the outside pics and use them for different angles of the room. The sloping ceilings are probably putting people off, particularly in the kitchen, but not much can be done about that. A very charming, well lit flat otherwise. I guess the market price is right, just needs better marketing.

I agree with previous posts re ceilings and the pics chosen. It also looks totally devoid of colour and character. Just a few key accessories in brighter or deeper colours would help.
