Please tell me why this flat isnt selling?

Posting this for a family member. Flat has been on the market for months and not only hasnt had any offers but hasnt even had a single viewing! The price was in line with the area, but has been dropped twice and agent changed too with new photos but still no viewings. Its a lovely little place, not the biggest but lovely and bright and quite modern. Im not the best at design etc so would appreciate any thoughts on what they could do to improve the desireability or improve for the photos etc to get some more interest?

Obviously they know they can drop the price, however if they drop it much more they'll be selling for what they bought for 10 years ago!

That sloped ceiling in the kitchen would be enough for me to move to the next property in the search results- sorry.

That would be my explanation of why it's had no viewings.

Presumably they've paid down the mortgage in the last 10 years so they'll still walk away with some equity.

I'd agree and say that the photos are doing it no justice in terms of the sloping ceiling, presuming you can actually stand at the sink and do the washing up if you're older than 8, it looks like half the room isn't usable because you woudn't be able to stand up.

If that's not the case, can you get them retaken from another angle? It's not the decor.

They may well have to sell it for what they bought it for (or less).
High rise flats without outside space aren’t particularly attractive anymore.

Agree the sloped ceilings are off putting. Doesn’t your relative keep bumping their head? Or maybe the photos are making that issue look worse than it is.

8 pictures and 2 of them are of the street and the other pictures show off the sloping ceiling more than the actual room.

I don’t know the area but it does look hard to use some of the kitchen space with the sloping ceiling. It’s also a bit odd not to have a clear picture of the outside of the property in the pictures - my first impression was it must be at the top of a massive tower block to have those high up views. You have to look at the brochure attached to see that it’s actually a house top floor, presumably located on a hill? The aerial pic of a street - does that include the house? I’d assumed it was a view from the window, given all the other high up views.

How does the entranceway work? Are there any communal hallways? Any outside access?

But yes, the sloping ceilings would mean I wouldn’t even look at it. The useable space looks absolutely tiny.

It will be the price. New build flats with no outside space are unlikely to have gone up in price even over 10 years. Unfortunately making money from property is no longer guaranteed.

I also can't see any info on the service charge and ground rent etc- these can potentially make flats un-mortgageable depending on the terms, so as a buyer if I couldn't see this info upfront I'd probably keep scrolling.

This was my thought as well. Not a lot of photos, 1/4 of them aren't the property itself and the others make the space look tiny. (Is the price in line with other flats of similar size in the area, as even for Brighton I have to say that price feels really high for such a small flat without full height ceilings). As others say, I think post-covid flats have fallen in popularity.

Yes, not enough photos at all. And I am not sure which actual property it is? Are those the views from windows? Is it a tower block or one of the houses pictured? Is there parking?

It looks very small and the sloped roof in the kitchen makes part of it look unusable. Plus I am shocked by the high price but I don't know the area. It needs photos of the outside of the building too

It’s the sloped ceiling. Look at the kitchen sink! Most men (and tall women) genuinely couldn’t stand up straight whilst washing up. It looks so claustrophobic. I know it’s the SE but goodness me that seems a lot of money for such a cramped space. You’ll spend a lot of the time walking around bent over so you don’t snake your head.

That’s not helpful I know as there’s not an awful lot you can do to remedy the issue but lowering the price would shift it.
