Selling a new built after 3 months

I have recently bought a new built house in a new development towards the end of November in Greater Manchester. I took a mortgage of 90% on it however recently my situation has changed and now I need to move out of UK in few months time (end of October) which I can’t avoid due to personal reasons.

I would like to ask is it possible to sell it or that 6 month rule won’t allow me to sell. I have spoken to few local estate agents and they have been telling me that they may be able to sell it if I decide to put the house on market now, it will take few months anyway and by that time the 6 month window will pass and they won’t charge me if they won’t be able to sell. My concern is should i wait till 6 month or put it on market right-away?

Also the development is ongoing but they don’t have any of my house type for sale at the moment. They offers deposit contributions to some, i got it as well but i used it for enhancement in house.

Since I am not a UK citizen and my visa is linked to my employment, if I leave then I won’t be able to come back and manage the property. That’s why renting is not an option.

Any suggestions, advice or experience would be really helpful as I am going through a lot at the moment & overwhelmed and I need some rational advice to proceed at the moment.

Mortgage companies tend not to lend on a house that's been owned for less than 6 months.

I'd market it now OP. You could be lucky and get a cash buyer, somebody may be lucky enough to secure a mortgage or you may find someone willing to wait. Definitely no need to wait 6 months anyway.

You could always sell at auction if the normal estate agent route doesn't work? Although you will lose money but you will lose money anyway because new builds always lose money for the first 5 years or so after being built.
