MN isn't allowing photos at the moment. Do you have a link?

What do you need out of the upstairs that this layout doesn't offer you?

Michaelaleigh · 05/02/2025 19:28

Would be ideal if the family bathroom was the bigger bathroom and not the en suite and it’s accessible rather than walking through the bedroom.

I wouldn’t bother changing it. The bathroom and the en-suite are not so large that you’re going to get any meaningful space by removing them, particularly for the costs.
2 bathrooms for 4 bedrooms seems like a proportional balance too, 1 bathroom and 5 bedrooms wouldn’t really make sense.

What specifically is your issue with the plan?

Michaelaleigh · 05/02/2025 19:38

This is a new plan given to us by an architect.
I will attach the current floor plan so you can see what I mean. We are looking at a side extension and want to know what we’re adding is the best utilisation of space

unless you want to move the stairs, or run new plumbing entirely, that seems to make sense, you can't move the door of the bottom right bedroom nearer to the top of the stairs, so there's not much rearrangement you can do. It might be feasable to move the wall between the bathrooms to make the en-suite a shower room and the family bath the one with the bath, but given that seems to be the old external wall it might not be.

Given the existing layout - have the entrance to the master down the bottom of the existing bathroom (so where the stairs come up).

What do you feel double extensions price wise are roughly.

Totally depends on spec of the build and where you are in the country! Probably a good 80k for the proposed sqm, more if you’re in/near London.

Based on the fact that the proposed extension steps back you’ve not got a lot of room to enter at the bottom, you would end up creating weird L shaped circulation around the en-suite unless you wanted to enter into the en-suite which would also be grim.

So the proposed plans give you a main 'family' bathroom with no space for a bath and no external window?

That's a no from me. If you can't move the stairs to put the bathroom at the front (with a window) then I'd extend to the side but move both the main bathroom and the ensuite to the back of the property (with windows).

your new master bedroom looks very narrow with hardly any space to squeeze around the end of the bed.

in your original plan, the bathroom is v close to the boxroom. So I'd make the boxroom into the family bathroom, with a bit cut off for an ensuite that connects to the big bedroom top right in the picture.

then in the extension, make 2 new equal sized bedrooms for two people.

that way you'll have a bigger family bathroom with a window, plus a tiny ensuite. and the master bedroom won't be squashed in the extension.

There's not much storage in the main bedroom. Can you lose reconfigure to lose the small bedroom and either use that as your wardrobe
