Oh well, that's that then. I've just had an update that my first-time buyers covered up the fact they are reliant on a property sale to complete, and that property doesn't have a buyer so they are not in a position to proceed.

I've emptied my house in anticipation of completing within the next couple of weeks (had to happen that way due to other commitments) and now I'm back to the drawing board with all my stuff in storage. How can people be so bloody duplicitous!

I am so sorry to hear these stories of sheer ineptitude and, in some cases, hiding some fairly material points, like @fulloflentils and her first-time buyers.

I'm assuming my buyer is either about to pull out/demand another price drop or is still trying to push through his transfer of equity on his existing house. As he doesn't communicate with anyone, who knows?

Meanwhile, I'm having to construct a complex stand-in network of people to help with clearing the house if it needs to be done during my short trip away. I have a feeling that I will continue to spend time and money on arrangements that will be unnecessary. But working days left in March are starting to run out...

Hi all

Been in the process for over a year.

Have just had our third buyer pull out after SIX months since we agreed on the sale

we have been patiently waiting and waiting whilst their property went through queries etc almost on brink of exchange and now this. No explanation

What kind of cowboy solicitor did that person have?

Was the mortgage retracted?

@cardboardvillage no seems like they got a price drop but didn't tell their lender, so the paperwork/mortgage is all wrong
dont even get me started on my EA telling me mine was a cash buyer, yes they are when he has sold! The majority of the chain is beneath them, I assumed they were ready to proceed from the off

Just had a snotty email from the buyer's solicitors 'of course we knew they needed to sell their property first'. They registered with the ea as first-time buyers, have consistently confirmed they have nothing to sell, have not been responding to anything since their mortgage offer came through, and their flat only went up for sale LAST WEEK! Err right, yep nothing to see here...all totally normal behaviour.

I feel your pain @cardboardvillage It's been almost a year for me and this is also the third buyer. I'm only four months in with them, but so much time wasted and money too😞

At least I have the small pleasure that it seems they may actually be confused by our surprise at the state of affairs. They could be styling it out but I hope they're actually bloody gutted! They had a cracking deal and unless they pull something massive out of the bag, they screwed it through ineptitude or dishonesty.

I would get your EA to re-market. Buyers have shown they are liars and they are technically unproceedable. Their offer would have not been accepted if they told the truth.

True, and it's already back on. However, maybe they have a rich parent, or can complete now but decided to string it out and sell first, or love it so much they'll go to webuyanyhouse.com.

I'm not going to cut off my nose to spite my face. If they give me the money within the next week or two I'll take it!

Oh bloody hell, that's infuriating! They've wasted your time and money on a totally non-proceedable situation. I'd definitely be straight back on the market and pulling out of that sale.

Hopefully yours will go through smoother than mine @Abra1t It's infuriating and so stressful when they aren't responding, but my situation is definitely not the norm judging by the ea and solicitor dumbfounded reactions.

Hopefully he surfaces soon with a better update and it pushes through in a nice straightforward manner from now on.

I am losing the will to live!!!

What is the legality of the a cash buyer offering some cash towards the increased costs of a delayed sale.

Our buyer has offered 2k to cover the cost of the council tax bill and mortgage as we got rid of the tenant as we were meant to finish up in Jan

Thanks, @fulloflentils. Had a mildly encouraging email this afternoon via the EA from his solicitors on the buyer's own house transaction, saying they were still working towards end of March. Presumably if they are still clocking up chargeable hours on his account the buyer would have stopped them working by now?

His other solicitor, working on the purchase of our house, says she's 'essentially' ready too.

Enquiries were finally replied to today a month on..

not sure if they were all that is needed but notification on my app thing says they will be reviewed and then send me a full report.

so progress. At this point I am greatful for crumbs.

17 days to go. It’s affecting my sleep now. Hope everyone else is doing ok

We are top of the chain and for weeks been harassed saying everyone's ready. Just you.

Supposed to exchange multiple times and no one's none the wiser.

Told oh we should exchange Monday - because the first time buyers don't have their contracts signed and ready and won't be ready so will exchange so Friday. Oops fine.

The ftb solicitor has now now they have some other enquiries that have to raise and those are freeholder re service charges who is elderly old and unresponsive.

The ftb solicitor is mia and the FTB are in what seems no hurry whatsoever. Ironically because of the way it's panned out we can't put any pressure on them as we are the top and our EA only can contact the chain parts they are involved in.

They are still committed to completing before stamp duty deadline - and I have pointed out if they don't then they will have to pay everyone's stamp duty in the whole chain since this was their mess up... which my EA was like oh they won't do that they will just go buy somewhere else. In the same breath that our EA has stated they have never seen such a balls up in their professional career.

All this fucking time money and stress and the whole chain are being held to ransom by some ftb who clearly do not give a fuck about anyone else enough to chase their own solicitor and may collapse a whole chain due to their own and solicitors incompetence.

I hope they step on a rusty fucking nail to be honest. I swear I have started getting an ulcer from the stress. I don't know exactly what else we can do since we have spent a whole lot of money and time for it all to be messed up.

Someone talk me off the ledge.

Another one with no sleep. Up awake at 1 and finally drifted back at 5am to wake up at 6..
No news from bottom of chain I mean there's only three of us. How hard can it be? We should definitely have a who's awake thinking about moving at 3:00 a.m. thread.
No discussion on dates as far as I know. That's all I'm waiting for. Plus something to sign. Moving into rented is so stressful when you don't even have a date but see decent properties come up that you can't entertain. How many working days are left in March? March is surely the month of movement?
My estate agent is infuriating saying give it 2 weeks. I mean how useful is that now I can't put a deposit down for a rental without knowing any dates or having exchanged.
I'm so sorry to hear of people pulling out at this late stage. It's crazy, I'm on my third buyer too and this has to work.

I suspect that either the stamp duty isn't a thing for them because the property is below the threshold and or just have enough money to cover their increase. And possibly don't give a fuck about the others in the chain.

I feel like I may have a brain aneurysm tbh. Considering we had weeks of being chased and then to not actually be in say state to exchange.... I know most people only care about their part but honestly it's a large chain so they mess ups won't just effect them it will effect everyone and very well may cause the chain to break in a another part.

Their EA is apologetic but shrugging and as I said their conveyer is very very egh as are they it would appear.

I can only hope that they get the karma later down the line... that's all I'm saying tbh.

Any other ideas on how to move this forward? Anyone else had this happen and it not be a total fuck up
