12th for me. That date was planned for a while and fortunately although the exchange got delayed, the completion didn't. Hopefully the same will happen with yours and you'll get back on track.

Still in waiting to exchange mode. Or at least I think I am. Waiting on buyers solicitors related sale and as far as I know all enquiries have been sorted. As the seller, am I expected to sign a contract at some point? This has been keeping me up for nights on end and have had little sleep with worrying. My solicitor has been adamant that we are waiting for completion dates, but I haven't signed anything?

Buyers want to get in by the stamp duty increase but haven't asked for a survey. Although they have requested a few changes to the home as part of enquiries.
Do sellers have to sign a final contract? Is this the actual exchange?
I really hate this. Year I feel like I've been robbed of over 18 months of my life.

@Whataloada yes the seller will need to sign a contract, this is separate to exchanging. A completion date is agreed by the whole chain before exchange can happen. I found out that everyone can be sent and sign their contracts before any dates are agreed but it's confusing as it felt like once we were signing contracts we were really close (and yet so far!). It just depends what order the solicitor does it all in. The contracts were signed in our chain before all enquiries were signed off which felt backwards.

And yeah I totally agree with the feeling of losing 12 months. When we were debating pulling out over the weekend we said it would just be starting another 6 months of the same thing and we'd end up wasting even more of our lives. Without a really solid reason you're better off not pulling out so close to the end I think altho it is so tempting out of frustration.

Yeah I remember feeling like this. At the time, I got excited thinking we were further on than we actually were. In reality, it was another 4 months until we actually exchanged😓.

Another one here, waiting … endlessly waiting for teeny tiny enquiries to be responded to - then Solicitor can do his write up. I kicked everyone last week for some sort of movement and haven’t heard a peep so far.

18 working days remaining of March to get this all done and dusted. The last two days of the month fall on a weekend, which in itself has pissed me off.

I’m not feeling particularly hopeful today. Life is in limbo completely.

Lucky you people who signed your contract months before exchange... I still haven't seen mine, and I'm supposed to exchange in a week or so😆
This is not happening, is it?

Now, I finally got an answer about enquieries - they are satisfied, yay - but I still haven't seen them because apparently attaching files to emails is too complicated a job for my solicitor. Also I've found out that, as I was expecting, one of the documents is not right, so we need to see if the vendors are willing to get the right one within... a week?

And I haven't seen the enquiries yet to spot whether other documents are wrong/not what we asked for. Don't trust the solicitor one bit.

So... Well, this will be fun.

Congratulations to the lucky one, and my sympathies to whomever is in a limbo with me!

My DS had a spanner today in that a new contract came through with a very different price on it that looked like a renegotiation of price. Luckily it got sorted before the mortgage was amended! I think the replies are a bit weak to enquiries so they may have to pull their finger out and answer them properly if they want to complete by the end of the month! It doesn't matter to my DS but I can understand why they want to.

It is crazy how your buyers have been left on their own in this critical moment! To be fair, I don't even know how the other side of our chain is doing. Maybe I'm rushing only to find that things aren't done in that direction. Although our sellers seemed quite confident that we would be able to complete in March, so...

Congrats to @Floofle and @Tupster on exchange.

We finally got through the final report yesterday, but were out celebrating a birthday so haven't had a chance to go through it all properly. A quick flick through suggests they have calculated stamp duty wrong, hopefully that is quick to amend. We will have to register some land which we have deeds for, but is unregistered. But apart from that all seems as expected. Hopefully we can get that signed and returned then set our exchange date for a few days time in order to transfer the deposit. Getting closer.

We were supposed to exchange last week however our vendor's are now waiting for a new boiler to be installed on the property they are buying. They have asked to exchange on the 14th and complete on the 19th. Feel a little deflated as everything was ready to go last week this boiler issue has come up very last minute. Our mortgage expires at the end of the month so really don't want any further delays as we would need an extension.

Long term lurker now needing a vent, all on track for a move before stamp duty increase.
Should have exchanged last Fri then Mon then yesterday. Notified at 4.30pm yesterday that the ftb at the bottom of the chain has no valid mortgage offer, wtaf! How did this get missed

Something to do with a negotiated price drop 2 months ago but they didn't advise the lender. Now cant drawdown funds as the LTV is too high so have had to reapply. Absolutely should have been picked up by their solicitor/EA/broker especially as they have been pushing for a quick exchange.
i am not getting good vibes, the chain is too long and has been going on since October but Im still slightly hopeful it will get resolved quickly.

@Madformaltesers - blimey, that does seem an odd thing to miss! Should be reasonably quick to sort though if they are having to apply for a smaller mortgage than the one they had agreed, and might even just be a different deal with the same mortgage company.

Busy day for lots of you yesterday. Congrats @JoyfulSpring @Floofle @Tupster 😁

My buyers surfaced yesterday. Apparently they're aware people have been frantically trying to get in touch with them and they are assuming it's for an update, but they don't have any updates so best speak to the solicitor. Oh, and btw we're 4 months in now but they want to organise a survey so can we please give some dates over the next few weeks when can we accommodate!!!

FEW WEEKS! They've had 4 months already! I've said if they want a survey that's fine, (I thought it was odd they just went with a valuation initially) but I've told them they have to turn it around in days and work on anything else outstanding at the same time to get this over the line by the end of the month.

It's such hard work trying to stay on an even keel. I didn't sleep last night either @movingtoreading 😞

Hopefully the buyers manage to get theirs sorted quickly.

Congrats to the flurry of exchanges! Good to see. Ours has gone a bit quiet but tbf we only started conveyancing end Jan so has gone quite quick so far.
I know what you mean about all those months spent on this. We are into year 5 of the trying to move process (year out in 2023) so I'm not sure I will know what to do with myself if it actually happens this time 🤐
