Think it will take a few more weeks until we know where we will be going, however I will say the admissions team has been incredibly responsive. They respond to my emails/queries the same day which in my current Borough is unheard of. They've said after 17th March they will know which schools still have places remaining and will look to offer people on the waiting lists. It still applies that we missed the 28th deadline though, so I really don't know which school we will end up with but we will have to be given something now we're residents.

Oh crikey! All I can say is good luck! Have you heard from them since your ultimatum?

@JoyfulSpring fingers crossed you get a good one !
No response at all! I have accepted i am not moving tbh !

Tupster · 03/03/2025 21:06

Oh god! This thread is getting traumatic. How bloody awful for you all with these school cut-offs adding a million to the stress of an already stressful process. You'd think the sensible thing would do would be to let you apply even without exchange - if they've got a waiting list then surely it would be good to have some people who might drop out. Councils rarely work for the benefit of the local people though, of course.
But congrats @JoyfulSpring. Glad someone's made it to exchange - we can all get there in the end, i know it!

WimbyAce · 03/03/2025 21:34

Still confused with the insurance side. I have a solicitors letter which says about buildings insurance from exchange but don't cancel current insurance. What is everyone else doing who is a current homeowner and moving to a non-newbuild property with mortgage?

JoyfulSpring · 03/03/2025 23:05

Our exchange letter said to take out buildings insurance on the new house immediately so we have done.

Yes we've always taken out buildings insurance on the new property from Exchange.

Ring your current insurance provider, as they'll be able to sort it for you.

Yes I understand about the buildings insurance on exchange. My question really is do you have 2 policies for a time to keep current house covered?

Yes.

NormallyAwkward · 04/03/2025 07:41

@WimbyAce on my policy, when I click to change address, it asks about moving to another property and it says that they'll cover my existing property and the new one at the same time, free of charge for 2 weeks. I was only having a look to see what options I had so at least I know when I exchange, it's easy to sort out. That's what Ageas do anyway.

DaringlyDizzy · 04/03/2025 08:03

@JoyfulSpring Congratulations!!
What a giant relief that is x

So the sales progressor called yesterday and said she may have a solution to the odd situation where uncle wont do analytics and the buyers solictor wont accept hard copies. Apparently the buyer called with this solution and his sols are also happy with it. She wouldnt tell me what it was until she heard from the buyers sols directly which should be today

That sounds ideal. My insurer didn't offer that.

The insurer for our current home does cover us for the actual moving part though, which not all insurers do.

Abra1t · 04/03/2025 09:04

What would happen if something happened to the house after exchange and before completion and there are two insurance policies running? Who actually makes the claim?

Not sure … I guess the insurance companies would decide if it wasn’t obvious.

Tupster · 04/03/2025 09:28

Urgh. After failed exchange last week - we are supposed to be trying again today. Trying to decide when to start chasing. Everything in me wants to just call the solicitor and be all "have you done it yet? Have we heard anything? What's happening? TELL MEEEEEEEE!!!!" But that probably won't be helpful. Maybe I'll call at 11...
It's so hard trying to focus on work when the only thing I want to know about is the house!

movingtoreading · 04/03/2025 09:37

@Tupster same here !!! I just want to know seriously i am wasting my life away 🤣 all i think about is are we moving or not ? We are supposed to be completing on the 14th and my buyers solicitors have gone awol literally no response to emails phone calls or voicemails ! If i was the buyer i would just show up at their office 🤷🏻‍♀️

Hoolahoophop · 04/03/2025 09:50

Ah, more useless solicitors. We have had responses to all queries but the solicitor need to compile the final report. It has been at this stage for two weeks. We chase them up and 'she doesn't work on Mondays or Fridays' and she is working through in order. So yes she has everything she needs to get us ready for exchange. But has put it to the back of the to do list and we just have to wait and watch the cost of stamp duty go up through her capacity issues.

movingtoreading · 04/03/2025 09:53

Got a call from EA ! The solicitor answer and said she got the contract back from buyers but not the money and can we exchange on the 7th ! Ea said money should not take 3 days to be arrive if they send it today (no idea if this is true ) and she said she thinks we can still exchange today or tomorrow if the buyers send the money 🤷🏻‍♀️ i still have no faith in them 🤪 any ftb know how long the money transfer takes ? Its been so long since i bought i do not remember

Abra1t · 04/03/2025 09:56

I'm running out of time to organise my house clearance, which I need to have exchanged contracts first to do (don't want to lose all the furniture if we don't complete and have to remarket.) The house clearance company are now booked out for most of the last ten days of the month.

I'm already making contingency plans for what happens if we complete while I'm on my holiday--adult children asked to help with keys and meter readings, etc. Neither of them live in the same suburb and both work long hours, so not that simple for them.

None of this rush is for my benefit and it is very frustrating to have silence from the buyer himself.

Does he still want to complete this month? Does he want to pull out? Is he going to ask for more money off?

I have chased the EA again. I think they are phoning and emailing him and his advisers but nothing is coming back.

Oh wow! That's Friday? Yippee!

HavenSprings · 04/03/2025 09:57

I think it should take up to a day @movingtoreading depending on the limit set by the bank for faster transfers (can be 50k or more or less).

My solicitor has been keeping hostage the searches for months now. Is it rude if I ask them to start sending those so at least we have something to read while they wait for God-knows-what that it's still missing from our sellers? I don't get why they are not sending what they have already. Am I safe to assume this means there's no concerning point, otherwise they would have flagged it?

The funny part is that there was mention of the searches in their report, which without the searches did not make sense, so I queried it and they told me it will make sense with the searches. Well, send them over, will you?!

Hoolahoophop · 04/03/2025 10:00

@HavenSprings we asked for the results of searches, and have seen them and are happy with them ourselves. But it doesn't help with the frustration as we know that the final report the solicitor is taking an age to compile is really just ticking a box now. If they did it. We would be ready to exchange as are our sellers. IF they get a wiggle on we are so close.
