Just been reading about your stresses and I'm feeling the pain here too. We're right at the end. Everything has been done. We've been waiting our buyers mortgage offer for a bloody age, which slowed everything down massively, but we sat tight and waited on them. Now everything has gone through and we're all ready to exchange and our buyers, who were pushing so hard at the beginning for a speedy completion have fucking fucked off. Not answered any calls/emails from anyone for a week!

I'm still holding out a bit of hope that this will come good. I can come up with lots of scenarios where something has been going on and suddenly they're going to reappear. Getting more resigned though that this is not going through after all, and two onward purchases are going to be fucked.

The UK house buying system is bollocks!

Limeandsober · 03/03/2025 11:41

I don’t have contact details for my vendor (apart from address haha..) and wondered if I should somehow reach out and see what’s happening with these missing enquiry responses.

I don’t want to cause irritation though and didnt know if this was the done thing. Not sure how I’d feel about someone knocking my door..

hopefully some good news soon. I did do a drive by over the weekend and definitely been some clearing up/out going on so that’s positive ?!

Abra1t · 03/03/2025 11:54

We drove close to my (presumed still) buyer's house yesterday, on the way back home from yet another visit to my mother's house to carry out maintenance.

My husband had to persuade me not to drive past his front door and glower.

movingtoreading · 03/03/2025 12:12

Our vendors also send an email today requiring urgent exchange . So our buyers solicitor is now being chased by 3 people and not answering emails or phone 🤷🏻‍♀️
Why do people cheap out on solicitors if they give you a ridiculously low price there is a reason 🤦🏻‍♀️

hotandpermi · 03/03/2025 12:25

Well we aren't exchanging today 🤬

Turns out the chain that was all ready below us - isn't and hasn't signed any of the documents and isn't responding to email....

I feel like having a nervous breakdown. If I knew who they were I would call them.

I asked my EA to inform our buyers and he said he would but I highly fucking doubt he will.

I can't tell you all how annoyed I am tbh

JoyfulSpring · 03/03/2025 12:30

Yeah I agree @movingtoreading, my vendor did the same thing twice. She initially went with Muve and they did nothing for 3 months so she switched to a local one who also did nothing from November to mid February. Why take on so much work? It can't be nice as a solicitor to be drowning and chased constantly. I guess they must become hardened against it so they get to the point of being able to happily go home on a Friday afternoon knowing an exchange is underway!

Is your chain trying to exchange again today?

movingtoreading · 03/03/2025 12:49

@hotandpermi what a mess seriously ! Its such a rubbish communication system ! We were the same thought we were ready and found out buyers have not send the signed contract 🤷🏻‍♀️🤦🏻‍♀️ now they send it and their lawyers have gone awol again
@JoyfulSpring i am seriously so fed up if this works out i am never moving again ! If it doesn't i might stay here convert the loft and pray the secondaries become better in a few years 🤪

JoyfulSpring · 03/03/2025 13:04

@Gekko21 yes, after hearing nothing until midday, I finally got a call requesting my authorisation to try again. I feel despondent to be honest. I've fantasised a lot this weekend about telling my vendor that her estate agent and lawyer have lost her a sale and we've pulled out. I've done a lot of talking and swearing out loud to myself 😂

fulloflentils · 03/03/2025 13:08

@hotandpermi I feel your pain. Although I do at least know my ea is chasing like crazy and has been leaving repeated unanswered messages for over a week.

@movingtoreading yes a rubbish communication system. I was so traumatised by the last time I moved, I stayed in the same place for over 3 decades.

@JoyfulSpring that's really crappy re the school. I also keep imagining telling everyone it's over and just making it all go away. If I didn't have to move (and I do have to move) I'd pull the plug on the whole thing right now.

movingtoreading · 03/03/2025 13:09

@JoyfulSpring fingers crossed for you !!

Feelingstrange2 · 03/03/2025 13:18

@JoyfulSpring @movingtoreading @fulloflentils

Same. Moved in here in 1994 and can't bring ourselves to move. We know the house inside and out - it's good bits and bad. We also know we cannot be here when we are elderly as the garden is too big and the hill too steep. Facing what you are all going through just puts me off even more but we will have to face it one day.

I'm here as proxy really as my DD bought a year ago and my DS is going through it now. Plus we shall probably have to sell my Dad's sometime as he has dementia, although he lives with us at the moment.

Thinking of you all as you navigate this slow rolling dream and nightmare!

hotandpermi · 03/03/2025 13:20

Well just had a very stroppy on the phone EA day that the buyers below our buyers haven't even seen their contract and hopefully will be in a place to exchange Friday once their deposit is there and contract signed. The contract is being drafted now 😒

Ready to jump off a bridge. My EA also have no knowledge of telling me the chain below me was all done and signed up and it's us holding it up - that's why I have been running around like a blue arse fly the last few weeks !! No notes on the system and I'm like hold on, you guys told me this.

Anyway looks like I not going to be graduating anytime soon.

How do people do this like once every year or so ? Are they bonkers ?!?

@hotandpermi my goodness i am amazed at the incompetence seriously !

hotandpermi · 03/03/2025 15:21

@movingtoreading I felt totally gaslighted thinking did I get something wrong !

It was only until my vendors EA said hold on they have been chasing us too saying we were the last link.

It's an issue at the start of the chain - ftb and I'm a little concerned they don't know they have to send the deposit to solicitor or that no one's told them ! Ahhh

I wouldn't be surprised, to be honest. I've been asking a lot of questions on here because our solicitors have told us zero! I've basically had to do my own research on what to expect/next steps, otherwise I'd probably be like Vincent Vega in Pulp Fiction, right now.

As someone else said, it is frustrating because you never know how the buyer/seller might perceive direct contact from the other party. I personally wouldn't mind, as I'm sure the whole thing would be much quicker if we'd just leave the solicitors to their paperwork and liaise directly with the buyer/seller when it comes to current situation/updates.

hotandpermi · 03/03/2025 15:35

@HavenSprings I think you have nailed it tbh.

Throw into the mix a party that doesn't update things and your in hot water. Ironically because of them being ftb I don't think they are aware of all this drama (as they only have their own solicitors to speak to and apparently the solicitors don't speak or respond to any emails from anyone)

Gahhh - when are you due to complete?

Ugh, not surprised on that either! Our solicitors' emails never have more than 10 words tops. I only know how the rest of the chain is doing through the EA. I mean. I'm 'happy' for your FTB if they are living drama-free (I bet you are also😆)... we are FTB and living the nightmare!

I've got no dates established whatsoever, I only know that our sellers want to complete by end March to avoid the Stamp Duty increase, but we have not seen even a glimpse of the contract, we have no idea how the enquiries were responded, we don't know whether the outstanding one has now been satisfied or not. Our solicitors doesn't answer emails nor phone. So, I'm wondering whether to inform our sellers that they really have to hope for a miracle...?

JoyfulSpring · 03/03/2025 15:52

We've exchanged. I so wish it wasn't bittersweet but my kids are happy and excited so at least that's made me smile. Onwards and upwards everyone, it will happen 👍

Gekko21 · 03/03/2025 16:06

Congratulations @JoyfulSpring. Sorry it happened after the school application deadline though. Hopefully, onwards in a positive direction though now. When do you complete?

JoyfulSpring · 03/03/2025 16:16

Thanks all, we complete on 28th March to give the top of the chain time to find a rental.
