Sadly the solicitor above is not responding as usual. Maybe something will happen later. I did worry about the banking issues some banks are having today as well

Just seen that @JoyfulSpring.

Which is why folks should avoid completing on a Friday as a similar situation happened a few weeks back. Could be that solicitors are all focused on sorting this in relation to completions so may be less focused on exchanges, which can happen any time.

Finally Exchanged! Grin Should complete next Friday. Eek. Feels super scary and a lot to navigate on my own, first house, totally new area but hopefully a positive move.

Another to join the waiting about exchange.

It could be a last min miracle... as doubtful as that is. We have even been asked about potential dates to complete ? Does that happen at exchange or after exchange ?

@hotandpermi we have all discussed in our chain a completion date, though that may be a completion 'hope' but we have not exchanged yet.

This is what we were waiting for 2 weeks a yes to the completion date 🤪 we got that last Tuesday and now we are waiting for a reply to "are you ready to exchange" from our buyers solicitors !
We are supposed to complete on the 14th and our ea things that since we got a completion date agree we shouldn't worry or chase anymore 🤨🤨

@Abra1t I didn't want to put to many ideas on the sign re communication methods (as to not scare them off from responding - which clearly is a issue with some conveyancing teams)

@Hoolahoophop well no one in my chain has suggested a date bar my buyers.. which ideally I want to do it sooner.

It's not gonna happen today is it ?

@hotandpermi I highly doubt it no as said above you can't exchange without the whole chain agreeing a completion date.

Well you wouldn't believe it, the solicitor above has confirmed he's ready but my buyers solicitor (who confirmed exchange today is fine) has not answered the phone all day!! My buyers have tried contacting and emailing but my solicitor still hasn't heard from them 🙄

I mean you have to laugh really. It's farcical isn't it!

Your situation sounds very frustrating@movingtoreading! Are you still waiting for your buyers to confirm?

We're STILL waiting on one bloody signature on a deed of variation from the developers who built the site we're moving to (they built it years ago, why they can continue to have such a hold over our house purchase, its unbelievable!). We have agreed a completion date, and can exchange as soon as the developers' solicitor has it.... We've been waiting weeks for just this one thing!! Everyone is chasing them - just sign it already?!?

I've been chasing all week trying to get to the point where Nationwide can be re-approached to review their decision to reject our buyer's mortgage. The final hurdle is getting our buyer's solicitor to approve the statement of truth some of my lovely neighbours have agreed to sign affirming that yes, they are allowed to go to their houses without the other neighbours trying to charge them. We wanted to get everything sent today but I haven't received the documents yet — then I have to walk into town to print them, take them round neighbour's houses to be signed, scan them, and send them back. And hope my solicitor passes them on in time for my buyer's solicitor to then send the email. All before 3.30pm when my next meeting starts.

And then just have to pray they see sense, overturn the decision, and it's not too late to save the chain. I've pretty much accepted this point we'll be paying extra stamp duty.

I reckon turning up with a couple of kids that you allow to freely roam around reception might help. Maybe a dog as well.

I can't actually believe after all the ups and downs this is really happening, I was expecting her to have done it by now so I'm starting to get a little nervous why it isn't happening!

Exchange can take minutes or hours depending on availability of the rest of the chain. Also, Friday is typically a popular completion day so they may want to get those out of the way first before doing the exchanges where there are fewer dependencies. We also gave authority over email rather than phone.

Yes gekko, you're right about the completions happening first. The buyers solicitor has just updated that they've got lots of completions today they're currently doing and they'll get to our exchange after.

Exchange update So I cracked and called my solicitor - we are waiting on the signed docs from my onward purchase .... - she's got a email from them but hasn't managed to look at it yet.

Doesn't sound like exchange is totally outside of the realms of being done today but she's gonna call me back.

I feel like I'm on deal or no deal knowing one box has £0 and one has £1mill and I'm waiting to see what box I have been given ...

My partner asked me why I looked stressed and honestly as the young ones said I nearly unlived him.

Crossing my fingers for everyone today! I am not hopeful

I've just had a call and given my consent to go ahead! I hope the onward chain all answer and it can be finalised by the end of the day!
