I'm sitting on my hands because I am so so wanting to email or ring my EA and tell them I'm pulling out of the sale. I am so angry that I have been rushing around for someone who won't reply to phone calls or emails and let me know when he wants to exchange and complete, when it is his stamp duty deadline we are rushing to meet.

I think many of us are in this exact situation! Still waiting for loads of outstanding documents, certs, enquiries, while the sellers only care about repeating 'we need to complete by end March'. Well, do your part then?!

Yep- me too 🙁 Spoke to my solicitor today who has been chasing my vendors solicitor for responses to the enquiries- they haven’t even acknowledged them, 3 weeks in. Solicitor says they aren’t even tricky enquiries just confirmations.

He said that we can still be done in time for end of March but we don’t know where everyone else in the chain is at!

Hes chasing them daily now and has contacted the EA. Radio silence when we least need it.

He did say that this is a much smaller practice so likely they have taken on more work than they can manage whereas his is a much bigger team.

Well we have one stupid enquiry that's been outstanding for 6 weeks.

My vendors EA keep saying they will call with an update and then don't.

I'm about to lose it

Still waiting on my final mortgage offer here. They asked for lots of extra paperwork early last week, which I did my best with. Broker still sounds very upbeat today but says that there'll be nothing further from them until at least midweek next week. Trying not to gnaw my arm off with the stress.

It's so bloody difficult to get anything else done when a big part of your life is in limbo like this. I'm finding it so hard to concentrate on work, or even to put it out of my mind and enjoy something else. I just want to know what's happening!!!

Not heard anything since this morning so it's definitely not going to be today. My solicitor hasn't had confirmation from my vendors solicitor that he's ready yet. Just the EA this morning saying they're very nearly ready and to wait by the phone as it'll be today or tomorrow. I swear they're trying to make me have a heart attack. He's ready to exchange he's just not making the phone call. 'Needs to review the file one last time' FFS!

Utilise the your EA. Get them to phone the other EAs as you'll get a much clearer picture that way. Solicitors are more transactional, so if there is nothing outstanding for them, they may not know what else is going on in the chain.

The seller pulled out beginning of last month due to ill health. She’s in her 80s. Estate agent informed us that it may go back on the market again or it might not. So we’ve started looking again but haven’t found anything we liked as much. Would it be in poor taste to drop a note through the seller’s door asking to consider us if they wish to sell again? I don’t want to seem pushy or insensitive.

I don’t think it would be in poor taste if you wrote it carefully.

My EA said she is not chasing the buyers any more as they are getting stressed 🤣🤣 i just made Chat gbt to rewrite my very angry email to be "polite and firm"
Seriously am so fed up at this point i have no regrets ! We both decided we are pulling out on Monday if we Don't hear anything

Hmm i am not too sure given her age . She might be quite poorly

Oh god sorry I read that wrong, if it's the home owner that's in her 80s then she probably doesn't want to sell anymore. I read it as the 80 year old buyer pulled out of the sale sorry. Yeah I'd probably leave that given the circumstances

I've resorted to contacting the sales progressor at the estate agent as my parents' conveyancer is bloody useless at responding to requests for an update (and I don't think once weekly requests are unreasonable, personally). The searches are all in and we're now waiting on enquiries to be responded to. The good news is that he appears to be doing his job expeditiously, even if he's not telling us what's happening!

My sellers new build wasn't signed off yesterday but apparently they only need 2 or 3 more days to finish whatever it is so we should still be on for 14 March but exchange will be a bit tighter than expected.
