We went on the market in June or July 2023. Two buyers fell through, third time was a charm! Accepted the offer on our flat 18th Oct last year and had our offer accepted (which completed the chain) on the 29th Oct. In fairness this transaction has gone reasonably smoothly.

hoping for progress on the thread this week.

Im now waiting for my seller to get quotes & hopefully get the firewalls built before I can progress anything. I can’t get my searches done yet as the work needs to be done for mortgage company to be happy. I daren’t risk the money just in case something goes wrong. The house has been on market & empty since August so hopefully seller is as keen for progress as I am🤞🤞

We complete on Friday. We've got our rental which I'm not overly happy with. I doubt I'll be leaving this thread for too long though as we really need to find somewhere to buy soon!

@PoppyViolet1 the advice we had was that if you could turn the house upside down, anything that fell was not a fixture or fitting, but anything that stayed was a fixture or fitting.

Our integrated dishwasher formed part of our f and f list, like the oven, hob, integrated microwave etc. The only time I might think differently, would be if it was a new appliance, but you probably would do that if you were selling anyway.

I've been chasing the estate agents above this morning as we've not heard anything about the top of the chain and their current status. Everyone else in the chain has had/signed their contracts but we're not getting any response at all for the top of the chain and I'm getting really worried. We're all working towards completing on 28th but that's looking extremely unlikely as we haven't exchanged and at the moment have no idea when we will be able to.

There's an issue isn't there? They're at the top of the chain selling their house to my vendor and moving into a rental but we've no idea if they've found a rental or anything. How can we plan removals/annual leave etc with no notice whatsoever? This is a complete joke. My buyers and I have signed and returned contracts, my vendor has definitely received hers but we're not getting a straight answer on if she's sent it back yet, I assume she has but her solicitor is shit at communication so we don't know for sure. I wish I could speak to her and ask her!! But the people at the top are not saying anything at all. If they are then the solicitor isn't sharing it which implies there's an issue.

I'll be with you tomorrow, as it's also our completion day. The removalbform are doing the packing for us, and just finishing up now. Once they're done, we'll do some cleaning rest of afternoon/evening.

I'm currently lying on the futon, in the spare room, and DH has brought me in some blankets to keep me warm. Had a few tears already. This was the first home we bought together, and was where he proposed to me. Going ro miss this little house.

Sounds like they are either still trying to secure a rental so playing for time, or it's just crap communication from the solicitor.

Thanks for the reply @Gekko21, I hope you're right but why not just say so we all know where we stand. Wouldn't it just be easier to say we're still looking so it isn't going to happen on 28th?! My estate agent has phoned theirs for an update and left a message so hopefully someone will call back and just tell the truth about where they're at! Obviously won't be today now though.

Hello folks, just to give you an update and to concur with many who have come before us on this thread - You never know what's going to happen so don't count your chickens until they hatch...............

Supposed to exchange on Friday just gone, my buyers deposit did not arrive until 4:30 and therefore the exchange was delayed until today. Got the call from my solicitor to authorise exchange (again) at 10am and was told to wait for a further call to let me know it was all been done and dusted (Chain of 3). Unfortunately, the phone call 4 hours later at 1pm was from my Sellers estate agents with the sad news that they found out on Friday night that they had lost their main income and couldn't exchange. They have asked me if I can wait for two weeks for them to find another job, and the EA asked if I could ask my buyer to wait also. Of course I have sympathy for them and it's a horrible circumstance to be faced with, I had to fight for my job recently so appreciate the distress.

This leaves me in a situation, I don't want to lose my buyer, my buyers are in rental and have also probably (not 100% sure) given notice on their rental. We are dangerously close to the Stamp duty rate rise, which will cost me a further £4k. I haven't got anywhere to go, I have a dog, I have a four bedroom house worth of 'Stuff' to store if I continue with my sale etc etc. my mortgage goes up to 2K in October so I cannot stay put as a single parent here.

My sellers were moving into a friend's house, who were moving into rental so they will be unaffected by the stamp duty rise. the job market is tough, it will be fortunate if they can turn it around but then what if they need to secure a new mortgage how long will that take?

I need to call my broker tomorrow as I was porting my mortgage but if I continue with my side and make myself homeless surely I can't port my mortgage, then there is the early repayment fee, cost of renting, storage etc. Sorry for the rant doing this on my own and my thoughts are all over the place.

They are a young family so feel awful for their loss of income. Just thinking that if my buyers had have deposited the monies in time we'd all be obligated by now. Good job they didn't. Funny how the universe works isn't it.

@Notadream God, how bloody awful. That's the kind of horror story we all fear!
Obviously no idea what's really gone on with your sellers and no idea what they do for a living, but realistically I'd have thought the chances of someone having another job within 2 weeks are incredibly slim.
I double checked with my lender (NatWest) about porting recently and with them I could have up to 4 months between repaying the mortgage with a sale and porting it to a new property, so it is possible to sell first but you'd have to move super fast to find an alternative property.

@Tupster thank you, that's interesting to know about your enquiry with Natwest. I hope that Nationwide BS are also willing to give at least that time to port too. I agree it's tricky to turn a new job around that quickly.

@Notadream that is really awful, I'm sorry. I expect they knew before Friday but were not expecting for issues with the exchange and have been forced to come clean today as a result. I could be wrong of course. Is there any indication of how likely they are to get another job in two weeks? Are they a contractor?

Your buyers would be better to wait for a couple of weeks than pull out and start the process again wouldn't they?

I am a bit confused though about the bit about the sellers moving into a friend's house, so are they not buying a further property?

My buyers did deposit their monies on Friday so i'd hope that they would still be open to a later move, I'm just concerned that they may have agreed an end date to their tenancy past the 28th February which was the completion date we'd all agreed to and themselves be stuck without anywhere to go?

@Notadream Wow, what a shock just as you were expecting to exchange. Really sorry to hear that. Quite a few lenders offer the porting break thing. I know RBS does so do check.

Re your seller finding a new job, 2 weeks sounds a challenge but may be doable depending on what line of work they are in. A change in job could affect their mortgage though.

Time to hatch a plan b whilst you wait a couple of weeks to see what happens. It might be worth asking what they do for a living and in what industry. I think if they are wanting you to wait, it's not unfair to ask for a bit more info about their circumstances so you can assess the likelihood of them finding something quickly. I mean, if they work in a generic Sales job, they might get something immediately. If they do something quite specialist, it could take them months.

Well... we're in! It's cardboard city and I'm seriously baffled as to how I managed to fit all our stuff in our tiny flat because I have no idea where I'm going to put everything- and that's before we've collected all the stuff we stored at PILs house! We've got until tomorrow lunchtimeish to get as unpacked as we can before the DC come home.
I'm already missing our old house... the new one is lovely but the village is so remote, I was thinking when I woke up that I'd love a couple of pastries for breakfast, and where before that would have meant a short walk into town, now it's a 10-15 minute drive!

I had a message off my mortgage advisor (who my buyers are so using) at 8.05 last night saying she'd had a message off my buyer saying she'd had a call off her solicitor saying we were completing today! That's news to me! 🤣 I initially wanted today but who I'm buying off, their new build is due to be signed off this week so as far as I'm aware, we're still working towards the 28th. How can communication be this poor?!
